Default Flooding in Roseburg area?

We are considering moving to the Roseburg area, and I noticed that there are so many beautiful properties that are nearby, if not right next to, rivers. Are there any flooding problems in this area? I have heard that some areas have required flood insurance, but I don't know if this is one of them.

Yes, there are many houses in Douglas County that were built on a flood plain. There was a huge flood in 1962 that is the benchmark for the 100-year flood. The lowest habitable floor of your house has to be a foot above the 100-year flood mark, or your federal flood insurance will be VERY expensive. If the owner has done a flood certification, it will be on file at the county or city planning offices, depending on the location.
