Default Real Estate Investment

I am currently getting ready to start my real estate investment career once I get out of college and would love to see if anyone knows of where land/homes are under 200k but close to cities that are in the middle of a large growth period or will soon be hit by growth of a major city near by IE small town outside of Portland.

I am only asking for prices 200k and below because I am going to be starting out and building up equity and cash through multiple flips and rentals.

Easy development, affordable land, property can actually be divided and sold as home sites, and the city wants to grow.

Which is rare in Oregon.
