Default Grants Pass to Applegate Valley: South Oregon's creme

This is my opinion of southern Oregon, but I think that aside from whether you can get a job or not, Applegate Valley and Grants Pass has to be Oregon's gem for small city country living in the south.

As far as schools, our son said he had the best year of his life, in grade 8 at Ruch grade school (Meford's district, but out in the country). Just so happened, that his teacher was brand new, and moved to the area from Beaverton, where we came from too.

Ruch has to be one of the best grade schools to attend in the state - awesome community effort to keep it going. Call the principle sometime and find out why.

Applegate Valley has almost the same sunnier weather as Medford, but much better, with less fog and 8 inches of rain. We're only 10 minutes out of Jacksonville, in Ruch.

Grants Pass is framed with lovely mountain views on all sides. You almost have to visit to appreciate the comfortable feel of the town.

Decent house prices, and many very nice new homes being built. Homes available from very affordable to luxurious. Quite the clean central city. Never really noticed transients or panhandlers.

After traveling around, these are my top two picks for southern Oregon. I like Eagle Point and Shady Cove too, but for my shopping and recreation travel, I find Applegate Valley and Grants Pass more central (I'm big on coastal travel).

I couldn 't find Applegate Valley or Ruch in City-Data's list of cities or towns. How much do houses go for in that area?

Ruch is an unincorporated community east of Jacksonville by 8 miles, with a Jacksonville address. But Jacksonville house prices are among the highest - Ruch is less. Ruch might be comparable to Medford's prices.

Applegate Valley contains Williams and Murphy, with Applegate and Ruch being much smaller.

There is a website you could use for this area, that might do for this south, what the rmls site does for the north - try [url=moderator cut[/url]. Its an old design website, but very well known. Houses as high as 2 million dollars and higher are listed, all the way down to real estate below $100,000.

Look in Jackson County.

Compare Ruch, Applegate, Medford, Central Point and Jacksonville.

Grants Pass is in Josephine County.

There is a highway 238 that is nice two lane route between Medford and Grants Pass, by going through the historic town and Jacksonville and into the Applegate Valley in-between.

The climates are interesting. Summers are rather similar from Medford to Grants Pass - all through the Applegate Valley. But yearly, Medford (and Ashland) get only 19 inches of rain per year. Ruch gets 27 inches. Williams further gets 33 inches and Grants Pass 31 inches. So the length of the sunny season very comparable.
