Greetings! I had a few basic questions about Medford as I will probably be moving early this spring to a remote location in Shady Grove. I was wondering what is the housing market like right now? It looks to me like prices are still slowly coming down and that the market is somewhat saturated. I would imagine that rentals are in abundance and that its tough to find renters? With the stock market at all time highs I was considering investing in a property and renting it out but I was curious if there was anyone nearby Medford that could clue me into the details of the surrounding area.

I was also curious what the organic market is in the nearby area and are there a lot of vegan growers or restaurants? How about any crunchy mom's? Thanks for anyone taking the time to read this and respond!

There are many threads on Medford you can search through that have lots of great info.

There is a slump in Oregon but unemployment is "shrinking." So hopefully that will mean a economic improvement. Medford is also the commercial center of southern Oregon and most of northern California until you hit Redding. The economy in Medford is centered around big box businesses, car dealer ships, the service sector, fast food, and timber.

The organic market isn't big in Medford, but it is big just south of the city in Ashland. Medford is a working class city, and organic isn't big. But local farmers markets, you can find all that stuff grown locally. Just south in Ashland is the hippie capital of southern Oregon and you will find a lot of vegan and organic growers around there.

Well, as someone who's currently looking to relocate to that area and been searching for a house in my opinion (and my agents) the market is far from saturated. Now this also has to be qualified by purchase price of <$200k. What I'd consider "investment" properties are going fast and from what I'm seeing over the last 2 months are hard to get unless you live there or are close by (or are willing to buy sight unseen). While some properties are decent deals and are up to 1/2 off their last selling price unless you're willing to spend >$250k and live in it they're no great deal.

According to last stats I've seen on the housing market in Oregon, there are only two areas of Oregon that are seeing a come back in the housing market, those are the Corvallis area and the Southern Oregon areas. The area with the least amount of rebound is the Central Oregon area, Bend, Redmond, Prineville and Madras.
