The history of the area is agriculture, thereby large populations of agriworkers are there, there is a good bit of industry business in Wilsonville but most workers commute up from the woodburn, donald, hubbard area because of the cost of housing in Wilsonville. I am sorry but you will not find any area between portland and salem that meets your needs. Want lower (possible) crime then you will need to buy in Tualatin, Sherwood, Wilsonville, but that is changing every day, good luck
