If you're sick of so. Cal, don't come to Oregon. People from so. Cal. have been moving up here in droves for the past 40+ years and have already pretty much ruined Oregon. No point in more of you coming, since Oregon is now just more of the same... and on top of that, with weather many of you complain about incessantly (yes, on the west side, it rains a tremendous amount... and on the east side, it's dry, hot, and dusty in the summer, with several feet of snow and very cold temps all winter).
And no, homes with land no longer exist, unless you're willing and able to shell out at least $700k and don't mind an older fixer-upper out in the boonies for that price. Most of what you'll find are overpriced homes on postage-stamp lots--no privacy whatsoever--for an absolute bare minimum of $350k.

You haven't shopped for a while, I just looked at a 3200 s.f. home on 21 acres 12 miles north of Medford for $199,000. Very livable. new carpet and paint would make it spectacular.
3 bd. 2bth newly remodled house on 2.5 acres with a shared 5 ac. pond with irrigation rights for $249,000
You can buy a brand new 3,000 s.f. home on the eagle point golf course for $350,000 of of the course the mid 200k.
All you Californians feel welcome and free to come up and find your dream home or property. There are so many deals to be had, and most of us up here now are from California, so your neighbors will be grateful and happy to see you...

Modern day carpetbaggers (from south of the border) from California in the former State of Oregon are as thick as I-5 in downtown Los Angeles.

Well, admittedly, I'm from Bend and was referring to the market here and throughout central Oregon. I must confess I'm not well-versed in the extensive real estate market "12 miles north of Medford."

That's okay, its my business to know, i just didn't want any future residents to be discouraged at home and land prices here. There is a great opportunity for those that wish to move here, to do it more affordably.
