Zillow - 410 E. Dutton Rd, Eagle Point, OR 97524

At first glance, I'd say it looks to be a manufactured home. Built in 1977, square footage of 1,344, on just under an acre. Price listed is $220,000. Everything else I see listed is significantly higher priced. But that is just a quick look on Zillow. Obviously freedom, who is apparently currently living in that area, would know the market "12 miles north of Medford" better than I.

I hope that this URL may at least give readers just a bit more information, however.
Ah, and here's another tidbit about this property, found in the fine print:

"Buyer to investigate irrigation for property, neighbors have rights."

Well, at least there are fruit trees.

---

Freedom, what would we find in the fine print on the listing you described? I wonder.

Duh.
ROFL!

You obviously still don't get it, Dearie, but I'm now fully convinced it would be futile to try to explain it to you.

Have a nice day.

It probably means there is an easement so the neighbors can come onto their property to turn their irrigation equipment on and off...or for the repairs of it.

That was the case on the property I owned, in Oregon.

Zillow is about as accurate at my 91 year old senile grandma. They've had complaints filed with the FTC about misleading real estate values. I'm pretty sure people can shop for homes wherever they like and decide what they can afford...in or away from major cities. Probably with the help of actual real estate appraisers. Each to his own due diligence.

You're taking my post out of context. While I'm sure Zillow's property-value estimates, which are provided separately for all homes (even those not currently on the market) are very subjective (a fact which I doubt even they would argue), I was referencing, as an example, an actual currently-for-sale listing (just as "freedom" had done with regard to another home), the particulars of which can also be found and verified on the agent's own listing link.

THe listing that I described was bank owned, and considered a short sale, of which there are hundreds available at this time.
The one you mentioned is a pretty good investment.

It is in the expanding urban growth boundary and will be zoned for 4-5 homesites within a year. Which will put each parcel in that neighborhood at about $90,000 on city services. Which would be a gross profit of $120,000 on the land alone, and net profit of $250-$300k on a home land package.
Thanks for pointing it out, I'll be over there friday to take a look....

I hear ya sberdrow, yet it wouldn't surprise me if Lady came back to Oregon...
She's seen the south side and may be missing the Northside a bit...
