Default Pro and Cons on Klamath Falls

On raising a family in that area...
What is the year around climate and housing market there.

What is your definition of "expensive". I read that the average home there is $185K. For the Willamette Valley, that's reasonable. Suppose it depends on where you come from.

K-Falls, as Oregonians call it, is up and coming. I would say that if you're interested in living somewhere that has a bright future, K Falls is the place to be. It's the next Bend.

Climate is going to be similar to Bend, probably warmer. It's in Central Oregon, only it's South Central Oregon. I would say it's not going to be as cold as Bend is.

Thanks Bobmulk for the good information. I said it was expensive because i could not find a home on the MLS under 400k.

Under 400K? Egad. Prices are much more reasonable than that. Not sure why you had that problem. Right now there's a huge destination resort being built and everything is uber-expensive. Perhaps it focused solely on those homes.

Either way, you should have no trouble finding value for your dollar. You don't say where you're coming from or if you have a job lined up or what. As with any place, it's going to depend on things like that. Personally, I think K Falls has tremendous potential.

I checked out the Windermere website and only 4 homes came up that matched what i was looking for. 4 beds, 2.5 baths, atleast 2200 sq ft, 8000 sq ft lot plus, and 1995 and newer...
Foe what i need it appears i need to spend 500k plus, maybe i am wrong.

I love the K-falls area and have been considering it for the dry climate like Bend...went to college in Bend more years ago than I care to remember and now you can't live there unless your mega rich.

My only concern with K-falls is employment...there doesn't seem to be much except for factory or service work. No tech stuff at all.

K Falls falls short for me. Isolated, windy, rural in feel and thought. There's no sound economic argument to explain house values going up to the degree that they have. Bend or Medford have much more to offer, although they are even more expensive.

K-Falls is great. I love it there. The housing cost rise is due to the pressure put on it from all the Californians who pop over the state line to see house at what they think is cheap and buy em up. I worked at the DVM in K-Falls for one summer and was amazed at how many californians were moving to That small town. My Dad was driving thru Klamath and wound up buying a house. When the prices in California adjust my prediction is that Klamath will adjust a little as well. The days of getting 20 acres, a house, a barn and a huge garage for $120,000 are gone forever. I was there for Thanks giving and saw several house for sell for $50,000 to $85,000 but they were small two bedrooms 1 bath run down houses. You can find houses for alot of different price ranges in Klamath. My mom and dad in laws just picked up a sweet heart of a house on 2 acres and it was $275,000 or so. I would go there and take a look and you would be surprized at the deals you can find. The biggest concern for all who are considering Klamath Falls is jobs. Employment runs around ten percent. Finding a great job is hard. Once someone gets one they stay in it forever. Mostly plants and mills and commercial stuff. A few call centers. I think the largest employer in Klamath is Merle West Medical Center. Jeld-Wen provides alot of jobs as well. Most people I meet who live in Klamath love or hate it. Those who hate it just can not wait to get out. I love it and hopefully always will.
