I am looking to relocate north, possibly to Bend, in the next few years. Has anyone here lived in or know about manufactured houses? Are they a worthwhile investment? How are they at keeping out the cold and heat?

Todays manufactured housing is everybit as energy efficient as a site built. They do not appreciate as quickly so they are not a very good investment, but for a retirement home that you don't want a future return on, they are very affordable.
The other option is a site built Adair home, they appreciate more quickly and the same quality as a Manufactured.

Manufactured homes today can be very high quality and nice places to live, and depending on your circumstances could be a good choice. A couple things to consider:
1) with the development costs that you'll incur with a manufactured home, they CAN be nearly as expensive as a stick-built
2) some zoning regulations will prohibit a manufactured home, make sure you check before you commit!
3) re-sale is often an issue
4) lending can also be a challenge

I was working with a woman on moving here to Oregon and she wanted to buy an inexpensive piece of land and put a manufactured home on it. She wanted to spend about $50K for the land, had a home picked out for $110...and THEN found out it was going to cost another $40K for the utilities and other development costs for the land. She is now living in a nice little (slightly older but very comfortable) stickbuilt home.

Bottom line is that you really need to do your "due diligence" on this one. It is a great idea for some people...and a bad idea for others.

Default Manufactured House Avoid it plzzzzzzz

As a Mortgage Underwriter, Do not invest... it is like a car. Depreciation! Depreciation! cannot be said enough. It will haunt you, Bend is a great area you can find something reasonable, Good Luck. P.S. Texas has a better employment arena, unless you work for Countrywide Home Loans. Why Oregon?

Thanks freedom, Dave, and jshye for your input. Why Oregon? I have friends in Oregon, Washington, and Idaho; I want to enjoy four seasons; I'm looking at Montana, Oregon, and Idaho as possible places to retire; I know about snow because I went to school in Colorado. Plus, the Texas heat beats me down every year.
