We're also moving to Roseburg, Oregon this end of June. My husband has a job offer there. I have been looking for real estate online since January and the prices are going down now. Some houses worth 300+ are now down to $299, 3b/2baths with about 1800-2300sq.ft. Have you visited Roseburg? We will go there this April to look for the houses that we're interested in (that we saw online) and hopefully purchase one. Our son is 15months old and I am also a stay-at-home mom just like your wife. When are you planning to move? We've visited Roseburg once last year and we really loved the place and hoping for a nicer weather than here in Toledo, Ohio.
QUestions to all:
We have found some interesting houses online. Some are in Rocky Ridge, some in Hucrest and the one that Im really interested in is in Eagles View Estate (new subdivision in Sharon Ave. near eastwood park) Which places would you recommend?

Docmarqui,
I am glad to see one more family moving to roseburg. we used to live in cincinnati before we decieded to move.
We are planning to move by the begining for may, I plan to rent for first few months before I buy a house. It will be perfect that I pick you brain on the housing research you have done on roseburg.
Maybe our families can meet up once we all get settled in the new area.

hi windsor,
yeah, myself being on SSDI and trying to get my upstart e-bay store going as a profiting, home-based online business; I was considering many rural areas up in far northern CA . yreka[siskiyou co.], susanville[lassen ] outlyling redding[shasta]; inland and warmer humboldt county, and red bluff/chico[ tehama/butte ] were just a few of those. I'm a transsexual woman and so, that was one reason california had appeal, along with new mexico, Iowa,WA-state and yes, OREGON!
BUT...... my neice lives along the oregon coast in waldport, which, like eureka and mendocino CA; are cool and foggy in summer, rarely any winter snows except higher in elevations inland. being that I love the summers when I can walk right into the supermarket wearing just a sports' bra halter top and shorts/denim skirt or skort from my bicycle rides; I was looking for warmer weather then what the N. california and oregon coasts, despite the awesome beauty, have.
of course redding/chico/red bluff, CA rises to 105-112 + on those hot summer days, no humidity like back east in CT or [ worse!] orlando,florida, but still HOT! besides the fact that most corporate jobs are probably centered in EXPENSIVE san francisco bay area, I would imagine that it's the heat which makes redding-chico cheaper to live ; sort of ! [ $500-800+ 1 BR apts/small house/mobiles- usually around $650 " affordable" for CA ]
anyway, my neice , now living in waldport, a small rural town along the coast; had upon originally moving from tennessee hillbilly/bible-belt sevierville[gatlinburg]; lived both with her mom in central point,OR [ medford] as well as in ashland where she attended southern OR state. she loved it there- way better then friendly, but very conservative, tennessee!
knowing that I've been strongly thinking of moving out west to someplace slower than [ often-conservative and not all that welcoming] southbury,CT's " yuppie soccer mom/baseball dad warp speed" ; like yreka or red bluff [ conservative " red-state" CA towns I've read- though halfway cheap], I asked her about roseburg! it is definitely affordable and seems to have warmer summers, hot days[82-92+ F] and cool nights[ mid 50's] like N CA, but NOT nearly as hot as red bluff or redding, and she tells me, way more killer scenery; greener than redding!
[excuse the all caps] " ROSEBURG IS REALLY, REALLY NICE!" she said. " it's like got all the convienences of all the stores where you need to shop at, yet you can live , though I wouldn't like that; in a trailer or cottage five or ten miles out of town; yet be near all the shopping in roseburg as well as the freeway!"
and so, being that they seem to have many more rentals around $500-600; all which seem to be , at least from the photos in craigslist ; a lot nicer than what I've seen in red bluff ; and they have many which are " out in the country" but maybe nowhere near as remote as comparably-priced MODOC CO. CALIF. or lassen county's westwood; this is a place I want to check out.
being near the north south freeway, much like redding , 3 1/2 hrs drive to portland, she tells me[ and not sure, but there may be a direct AMTRAK to portland and sacramento close by!]; roseburg's becoming something I definitely want to check out!
oregon's got those same LGBT civil rights, I believe [ if the religious-right " red staters" do NOT get their OR ballot measure passed this fall]; which, like california ; means NO transgender discrimination in housing/employment/etc. that, and they do have domestic partnerships/civil unions[ though maybe not as important to heterosexuals- is very important to us lesbians{and gay men}] I was told, by oregon DMV, that the " female" now upon my CT license , like moving to calif. ; would stay the same [ CA requires much more " real ID act" paperwork!]. and so, I am definitely gonna give southern oregon, especially ROSEBURG " metro" area - a good look into once I roll west toward CA this early fall.
from what I can simply see on mapquest aerial photos when you put in the roads; the outlying towns nearby seem to make even far north litchfield county/far east tolland and windham counties here in connecticut[ even the quite-rural chatham-berlin/columbia-rensselaer counties of new york]; MORE LIKE OVERDEVELOPED EXURBS!

To cjhepburn, I understand what you mean. I live in Los Angeles and am thinking about moving to Roseburg in about 2-3 years. I need a calmer, cheaper lifestyle. Los Angeles is too expensive and stressful. I look for jobs online but I am sure there are jobs that may not be online. You might check craigslist too. Best wishes to you.

I am also from Roseburg and into real estate here. Your income is going to do very well here. Bob is correct about the 220 range for an average home, but not about acreage. To live on acreage here is quite expensive. 250 buys you a brand new beautiful home these days. Your credit score should be great for getting a loan and getting into something here. I suggest you rent and come look for the area you want. 800/month will get you into a large apartment. 900-1200/month will get you into a large house. Many developers are losing their shirts and renting houses at great prices. Other towns to look at that are close by and very nice are Winchester and Sutherlin. Glide has some expensive homes to buy (not as much to rent), but if you like the outdoors it is not very far from Roseburg, but borders the National Forrest. Let me know if you need anything else. Schools are great here. There is only one elementary school with a bad rep, but everything else gets pretty high rankings.
