Default Affordable Real estate prices in OR?!

We were wondering if anyone knows where, or if there is affordable real estate in OR? We are looking for nice, rural property, 5 arcres or so...in a safe pretty place to call home! Thanks so much in advance!

What is affordable to you, and what area are you interested in?
Coastal, southern, eastern, or ?

Not coastal...too much rain, and I think East gets a bit cold? So anywhere in between. I know the real estate prices used to be affordable in OR., but have gone up quite a bit...especially Southern OR. I guess I was hoping on a best kept secret of an area that one could find nice rural property for under 400k! Thanks so much for your input...

Most of the I-5 corridor is quite pricey. Although you could probably find something quite nice in the Roseburg area. Very safe community, beautiful area. Be forewarned, Roseburg only has 21000 people, 100,000 in Douglas County so you're not going to have much in the way of culture, cuisine, shopping, etc. if you want that.

If you look at the Southern oregon MLS, you'll find plenty of rural properties for under 400k.
Real Estate in Josephine (Grants Pass) and Jackson county (Medford) are the best i've seen in 5 yrs.

Searchsouthernoregon.com has a easy to use search engine. Some of the better rural towns are Sams Valley, Eagle Point, Central Point in Jackson County. And Merlin, Hugo, Jerome Prairie in Josephine County.

In the Salem Metro area I would look in Monmouth, Silverton, Scotts Mills, Aumsville, Stayton, Jefferson, and Turner. Jefferson and Turner, the towns, are nothing spectacular, but there is some gorgeous land in those areas.

If you were willing to come down a little in acreage or consider a manufactured home on acreage, then you could consider Salem, Keizer, and Amity/Dayton area. If you don't mind being farther out Willamina and Sheridan also have acreage available.

I know of a 3bdrm house, on 5acres just East of Coos Bay, mostly level, partial fruit trees, plenty of pasture, on 5acres and its going for 250.000x
is it too close to the coast? (bout 20miles inland Id guess)

tifella74- Thanks, I think that might be too close to the coast, as we don't want that much of a rainy area...but who knows, the price sounds right!
