I'm considering selling some land in Lincoln County, but have heard that realtor commissions for land versus a house are quite a bit higher. Any idea what a reasonable rate is for the central Oregon coast? I'm used to 5-6%, but I'm hearing 7-9%. Thanks.

Rates are going to vary and you are just going to have to make some calls. 7-9% is pretty normal. It tends to take longer to sell land, and it tends to be less expensive than a house, so agents need to charge a higher percentage just to make a profit.

The realtors will grossly inflate the value of your property (a real problem on the coast) and that can hang up a sale for some time.
I think I might try listing it with a realtor in Salem or FSBO (for sale by owner). |
