I live a bit north of Medford, up hwy 62 near Eagle Point in a nice area called Sams Valley. I have lived here @ 7 years now; own a 5 acre farm...and am intending to sell hopefully soon when I find a place to relocate to up north. (Selling to be closer to family.) I still intend to stay in Oregon because I LOVE it.

Here are a few things I can tell you in a nut shell:
Prices ARE all over the place! Ashland has become one of the most expensive places in this state now. It's about 35 minutes driving time from where I live. You can find many more reasonable farm properties in the rural towns north of Ashland, around Medford and going north. It is true, pot prices have driven prices up. However, this has leveled off due to many more states legalizing it. Primarily prices are up because they have risen everywhere on the west coast. Pot does not influence hiked prices like it did 2 years ago.

EFU zoning (Farm use) is what the pot growers covet. Most want the property zoned this way right off for immediate growing needs. A property owner can petition the county for this zoning if they have a farm use. Many have goats, pigs, produce and therefore convert to this zoning for the tax benefits. I depends on what you want to use the land for and how much impact. I know many pot growers growing on RR land (Rural Residential). There is a lot of leniency because the county cannot keep up with the growth.

Many people are coming into this area. From all over, but mostly from what I've observed California. IMO, I came from rural Seattle area 7 years ago and find this area very reasonable to live. Still do. There are now so many transplants here...no prejudice from what I've seen. Oregon people are the nicest ever!

This area is abundant with natural beauty, tons of hiking/trails, meetup groups, wineries, festivals, horse and dog shows/groups. There is a lot going on every weekend. I didn't know anyone when I first came here and now I have a wide family of friends. Found it easy to settle in and feel welcome. Most newcomers here do too.

If you are coming to visit this area I am happy to advise you, answer questions, point you in the right direction. I know its daunting to start raw in a new area. There are caveats...one being water abundance...some areas are bone dry. It took me about a year to locate where I live now and I was glad I did my 'due diligence'.

knpauley77, I just moved from TX (Houston) in June of 2018. My husband got to come her about 10 months before I did (August, 2017). We are originally from Oregon - Eugene/Springfield and lived in Portland as well. We've been on a cross country jaunt for the last 20 years (VA, AL, IN, MO, TX) and are really grateful to be back home near our aging parents.

We never knew what the Rogue Valley offered, but had we known, we may not have left Oregon at all! We adore the Rogue Valley. It's gorgeous, has good amenities, wonderful outdoor activities which includes easy access to the beach and the mountains. We love the way of life - much slower and easier paced than Houston.

Two of our daughters (adults) are going to follow us here in a few months! I'm looking forward to that. I'm hoping our other kids will be following eventually, too. I think they will all love it.

You might look around Klamath County, there are small ranches for sale here and there. It's a bit cheaper, but colder, green houses would e a good idea. Water rights are a problem, you'll have to do some research. There is a good farmers market in the summer.
