Default Why is McMinnville 50k less than Forest Grove/Banks?

People seem to like living in McMinnville. I notice the same type of house is about 50k less than in Forest Grove, Banks, Hillsboro, etc. Why do you think this is?

Is the weather more extreme in McMinnville?

It's outside the typical commute pattern to the greater Portland area. (Also outside the Tri Met service area).

McMinneville is not a good town to commute to Portland from as it is far off the highway.

99W is horrendous to drive into Portland for work. Wages in McMinnville are lower than the Portland area.
