Or can shed some light on this town? How are the school? What is the neighborhood feel like?

I grew up in the area. Personally, I find Hubbard to be a gross little town. There's no shopping or eating establishments. Everyone goes to Woodburn about three miles south for everything. Prices are getting high because it's commutable to Portland so the new homes are relatively high (1500 square feet for $260K) and the older, charming homes are pricey, too, because they're in such demand. I would consider instead Aurora or Canby. They're much nicer communities. Aurora is a National Historic District and has a bevy of antique stores (population 900 so it's smaller than Hubbard population 3,000). The school district for Aurora is the same as for Hubbard and it's an excellent one. Canby has 15,000 people and is a wonderful little community.

Default Hubbard

We have lived in Hubbard for just over 4 yrs now. We live in a nice new, clean neighborhood. We have a bank, a couple little tiny stores, several restaurants, lots of parks. The school services several small towns, I have worked at all 4 schools as a sub and can say that the staff is great! I have children in 5th and 8th grade. I think Hubbard is a VERY nice little town. If you want a town that has alot of tourist move to Aurora or a town that is much bigger move to Canby, For me it it Hubbard, small town , lots of nice people, lots of parks, the town is kept clean and tiddy.

I moved to Hubbard in January 2006. I bought an older home both because of price and personality. I love the small town atmosphere, though I wish I had more property. But, that will come in time.

Hubbard may be small, but it does have a few restaurants - my favorites being Senor Lopez's (best chile verde I have had!) and the Burger Hut. I like being able to walk into the post office and they know who I am. People have been friendly. It is only 6 miles to Woodburn if you need more shopping or a major grocery store. Personally, I don't mind the small drive if I want to go into "town".

I don't know about the schools as I have no children. If you want everything at your fingertips, then Hubbard is not for you. But if you want an area where you are a little of the mainstream, then this might work for you. My neighbors have been friendly and welcoming.

Yes, house prices are going up, but that is everywhere.

Personally, I'm glad I made the move. My husband have talked about staying in the area when we get to the point we can afford acreage since we like it so much. It is sort of in the center of a lot of towns. It takes 5-10 minutes to get to Woodburn or Aurora, about 10-15 minutes to Molalla, Canby or Wilsonville (and to I-5). It's tucked away and I love it!

Is Voget's Meats still open in Hubbard? I used to have them do all my custom meats. The holidays weren't complete without a Voget's ham, and they had a recipe for a hard elk sausage that was to die for! I had them do a dry cured bacon with no smoke once, that my family thought was outstanding.

I haven't been through Hubbard in 20 years, but it was always just another rural town on 99E. I can see how some newcomers would find it short on bright lights and glitter.
