I've already been in contact with several realtors in your area but no one seems to get what I want and actively help me in finding it. I find I am doing all the work and can't even get them to call me back with a few answers. So, if she is good at what she does, perhaps we can work together.

I am especially fond of the Melrose area to the west of Roseburg but there isn't much for sale out there without tough CC&R's. I won't be in a position to put in a house for a while so will have to be able to live in a yurt temporarily and with strict CC&R's that isn't possible. I also like Winchester and have seen some nice land outside of Sutherlin, so I"m open to anything.

Freedom, thank you so much for your input. Regarding wells and septics...I am happy to hear that a 2 gal per min. well won't effect my "quality of life". I will need to irrigate some nut trees once they are planted so that was a concern, but I think the idea of a storage tank is the way to go.

I had heard the sand filter was quite a bit more expensive and I guess the reason for needing one instead of a standard septic is if there isn't enough of a slope for drainage? I've seen lots for sale where one lot was approved for septic and the other only for sand filter which makes me ponder what is the difference. Why can one have it and not the other when they are side by side. The only thing I could deduce was grade. I would prefer the standard septic so there is no ongoing maintenence like you say.

I am in Grants Pass.
Slope can be one reason for sand filter, the other is soil depth, ground water. Some installers are pretty good at locating standard approved sites- if you find a property that is a must have, and it requires a sand filter, sometimes it's worth digging a few test holes and re-evaluating the site for a standard system. I have luck out a couple times and it saves some $.

My inlaws have been very happy w/ Winchester, coming from a rural spot in Colo (with a very nice view of front range). They are able to grow lots more garden (flower, fruit...) and it is still quite dry compared to the typical 'west side'

I like the idea of Umqua Jr College being in Winchester, and ez river access too. Yet traffic is pretty light , and freeway close, in case you need to run to Costco. Hopefully they will be getting one closer, I can live on one of those $4.99 rotisserie chickens for about a week. (doing burritos and the like) But they must feed those things steroids, as they have bonus amounts of meat.

I'm wondering ....

Ladyflyfish, have you gotten your home in Montana sold and are you now in Roseburg, or is Montana feeling the effects of the sluggish real estate market, as well?

niceday4all, I am still in Montana. I pulled my house off the market in August even with a potential buyer because I was in sticker shock having just returned from Oregon. Since then, the market has slumped quite a bit in OR and I am starting to see prices come down some. As for our market, the area where I am is having trouble keeping much inventory as things sell as soon as they become available. I'm not too concerned I will sell soon.

At the moment I am trying it on my own and not under contract with a realtor. If I don't get anyone serious in the next two months I will turn it over to a local realtor and get the job done. I could just really use that extra 10 grand I'd have to pay in commissions!!!!

I call, ask questions, the person on the other end says they will look into it for me and get back to me with my answers and then I never hear from them again. Crazy way to make a living if you ask me. If I did that in my business I would be OUT of business!!! Anyway, I am looking for a few acres in the Roseburg area. If anyone knows of any decent land for sale let me know by PM. I'm ready to make the move on a moments notice so I may be turning this over to a realtor sooner than later. I am currently listing my house and 2.5 acres in SW montana on craigslist if anyone is interested.

I'm so sorry to hear that you haven't been able to sell your house, yet. Predictions are that real estate will continue to decline and level out in '08. I was told that by a realtor in my area so I don't know if that information holds for the entire nation.

A few months ago, our local news network had a report on tips for getting a sold sign on their house. It seems there is a statue of St. Joseph that you are supposed to bury in your yard ... head down, facing the house. It will bring buyers to your home and you will have your house sold in a matter of weeks. I don't know if all that's true but I'll bet the statue makers are happy. They are making a ton of money! Hope the Spring brings a quick sale for you.

I am thinking of leaving Roseburg. I just sold my 2000 sqft home (nice, but modest) for over $445,000. I couldn't even afford to buy back my own house if I wanted to. I am looking to start a business somewhere or I wouldn't even consider moving.

I have thought about Montana. How funny. We are like bouncing balls flitting across the country. I was thinking about Iowa. Anyone familiar with Mashalltown Iowa?

oregonready4change and movinonup, please don't misunderstand my wanting to leave Montana. I love it here, but my life here has changed and now I'm ready to start a new chapter and to do what I want to accomplish, I can't do it here so Oregon is the perfect place in terms of climate and what I'm looking for in a lifestyle.

I guess part of why I haven't already made the move is the simple fact that I won't get anywhere near as much as what I have here, when I move to Oregon with prices being so much higher. Here, I have 2 1/2 acres of nice land and a house with redwood deck, hot tub and animals; chickens, dog, cat, greenhouse, large 20'x30' fenced raised bed garden etc. not to mention a half mile from the river for fishing and recreation. Tons of wildlife; pheasants, whitetail deer, owls, etc.

At this point, I'm wanting to return to a larger population, albeit not huge, where I can take classes, not have to do so much driving all the time to do anything, maybe get a little part time job to supplement my self employment income, be closer to the ocean, wild mushrooms and the things that I enjoy and are important to me. I can have all that in Oregon but not here unfortunately. I do love the remoteness of where I live and since I don't have to commute to work anywhere, it works out great for me. I am fortunate enough to have high speed wireless internet so I'm set! But, little by little, all my best friends and acquaintances have left the area for new adventures. Now, I think it's my turn. I will miss my place here, but it's also a bit much for me to have to take care of on my own these days. Someone with a horse will love this place and be thrilled to have a home in the country of Montana and enable me to find my little paradise in Oregon...I hope!

movinonup, why are you leaving Roseburg? Is it that hard to start a business there? So, you've already sold your house and you don't know where you're going? That's gutsy! Sounds like you must be adventurous to do something like that. Sorry, I don't know a thing about Iowa...just lots of corn!!

oregonready4change, I hope you find what you're looking for in Montana. It will be a big adjustment for you coming from Oregon. Let me know if you need some specific info on MT. If I know the answer, I will help. You can PM me if you need to. I try to help people as much as I can on the MT forum, but lately there is so much negativity towards people moving to MT I've kept a low profile and don't want to get involved in the nastiness and what seems like pure hatred towards outsiders buying land and moving in. Hey, we all came from somewhere originally....it was a free country last time I checked...so I do my best but when it gets to the point of so many people chiming in with negative feelings, I just don't get involved or I might lose my temper!
