were do you find a new one story home with 3-dedrooms?and is there a bus that takes you to the airport in portland?

The thing about Corvallis is that it caters more to the college crowd. Rentals within any type of walking distance to campus will be more expensive then they there actually worth. There are more affordable homes towards the edge of the town but your best bet would be Albany. Home prices to rent and or buy is so much better in Albany.

I just remembered this when I saw someone recommend Albany to you.
I asked someone for real estate investment advice after I moved to Oregon. I was told by a professional acquaintance (who was much wealthier than I'll probably ever be, so I was keen to listen) that I would be wise to invest in a duplex in Albany... live on one side & rent the other & have the untaxed gains when I later sold. If I were you, I'd think about that. He said the proximity to the University & Salem would be a great advantage, as a rental property & for resale potential.

I plan to move to Corvallis in about 10 years. What do you think the economy will be like then?
Also, I plan to buy a house in Corvallis in 2010 and rent it out until I relocate. What do you think?

There are LOTS of single story homes in the Albany area currently for sale...some in nice neighborhoods (newer construction) as well as more rural property...there are some great buys on homes that may be a bit "older" but many of THOSE have updates (ok, there are some really challenged ones out there too!)
There IS a shuttle that runs to the airport; leaves from a couple of locations in the valley...Albany, Lebanon, and Corvallis.

I'd pretty much agree with your "wealthy friend" that this CAN be a great idea. Look into 1031 Exchanges (tax code number - used to defer the capital gains on an investment property...I think that is what he was referring to) Technically, you have to pay the taxes SOMEDAY, its just deferred as you go. Albany IS a great location due to its proximity to I-5, Salem, Eugene, Corvallis...and the rest of Oregon (1.5 hours to the coast, 2 hours to the mountains)...can't beat it.
