information on Beatty oregon
I'm looking for general information on Beatty, I purchased some land in sprague river valley acres a few years ago and I'm hoping to either build a small house or put a modular on the property when I retire in a few years.
I have seen the property and the area around Beatty and all I can say is that I think it's beautiful.The problem I keep running into is in trying to find out things like what does it cost to have a water well drilled or a septic system installed, who would you call for police, fire or even an ambulance services.
do they have trash pick up or is it a do it yourself take it to the dump. I know that these questions probably sound pretty lame but this will be my first attempt at doing something like this so any and all information and or suggestions would be appreciated.

That's a lot of information to chew on, it just doesn't get down to the basics that I'm look'n for. I appreciate you taking the time to point me to that web site it does have a lot facts and figures just no information on basic services like police,fire,trash pick up,water well drilling Etc.. I'm looking forward to the day I can loose the city boy tag, God willing

It'll be 3K minimum for the drain field/septic tank get references and check them out to be sure they're not just friends. The well will depend on the type of ground being drilled. I'd call some drilling companies in the area and ask them about pricing. If any conttractor asks about what you've got to spend move on because their just wanting to take your money. Honest workmen don't ask that, they do an assessment of the work and price it according to what they charge and tell you what it costs. They should itemize the bid for you if you ask. If anyone you deal with balks at this, move on, the headaches people like that bring aren't worth the savings you think you may get. Believe me I have a $45K so far, unfinished white elephant in my backyard to prove it!

Thanks for the information,If it even starts to look like 45K for a water well it would be cheaper just to cut my looses and move on, my budget for this project will be tight to begin with and thats one of my main reasons for looking into this now and not waiting until the last minute.

Well if you buy outside city limits, generally there is NOT all the utilities put in and if they are in and old, they might have to be upgraded to code. No one can tell you for sure the cost of a well because of the depth to water, the potential sources of contamination might not be clear, after the well is preliminarily drilled they might have to test, and forget about trash pickup and what are normally called "city services"--if you have a private road you will be paying for plowing or road maintaining. Privacy is privacy, no loud garbage trucks in the morning, etc.

If you have addresses, you can go up on the State of Oregon's Department of Environmental Quality website and look up water well logs (make sure you are looking at residential wells, not irrigation wells, because the info might not be as useful).
From Chiloquin to Lakeview and down to Tule Lake, most people use Norm Seavey Drilling out of Lakeview. We used him, all 4 of our neighbors did. Our well is around 300' and cost about $12,500, but we're in a completely different geologic terrain than you will be. But at least if you pull well logs, you can get an idea of what they run, depth-wise. You want some recent wells for comparison, too. Pretty sure you can call Seavey and ask what they run around your area - before he even came out to our house, he told us it was likely to be in the 300' range.
Pretty sure your telephone will be Century Tel, which is what ours is, and your power will be Pacific Power, unless there is a co-op out where you are. I can think of about 5-6 people out that way who are entirely off-grid. If you are along Sprague River Road or one of the few other main roads, power is likely nearby, if not in. Pacific Power charged us $5,000 to connect about 1/4 of a mile to an existing power box.
Water, septic, trash, you are pretty much on your own. Fire and ambulance (Sprague River Ambulance, Inc is in Beatty) are volunteer. Police services are from the Klamath County Sheriff's Dept. I don't think there are any sheriffs stationed in Beatty, so they drive in from another locale.
If you have kids in school, they'll be going to either Chiloquin or Bonanza.

Thank you
that was what I have been looking for, since I last posted I did find out that most of the wells on my street are between 120 and 140 feet deep and good producers so thats a relief ( that includes all 3 homes ), I still don't know about water quality but I can deal with that. I think the biggest concern I need to work through now is the restrictions that supposedly have been imposed in the tract my property is in. it seems when they created the tract in the 60s or 70s they conveniently forgot that they had zoned the area as a Deer mid/low density winter range, so now even though the property is zoned R-2 it's not certain that they will even allow me to build on it, I have tried several times to get straight answers out of the county management but so far nothing, If you read the restrictions that show on the county web site under what they call the Goal-5 restrictions and amendments it looks like they intend to block almost all home construction in areas like mine.Any way I'm still a few years out from building so hopefully this can all be resolved. Thanks again for the information.

we just bought 10 acres right outside of beatty. i'm glad to hear the wells aren't too deep. how did you find this out? we're moving this winter, and we'll need to have a well drilled asap. sorry about your issues with the county! that stinks!

The Goal 5 issue is very vague... The planning department for K. County informed me about it when I called to ask about zoning for my property in Beatty. I just called to ask a few questions like whether I could camp on my land & was told NO. Then the question about building came up & I learned about the restrictions. I was told the issue is pending & the restrictions may be loosened to our benefit once it passes approval on a final level. Hopefully this year. I guess you could call the planning department & ask for an update.
The online well logs are very informative with addresses & names of the drilling companies.
I learned that the Sycan Shops site has contaminated water & that Weyerhaeuser gives bottled water to an affected property owner. I even found the name of the owner... I'm not sure if the situation has been ultimately remedied but it looks like the contamination issue is still being monitored.
My land is pretty close to the Sycan location, so I am concerned & will take that up when I have to... I'll ask nearby people for water samples from their wells, I guess.
