Default Details on Newport, OR?

I am an aspiring author. In order to complete the novel I am working on, in need to choose a city in which to base the story. After doing some research, I believe Newport would be the right place, but I still have a few questions that I cannot seem to find the answers for.

1. What is the average number of overcast days per year?

2. What is the average number of rainy days per year?

3.What is the average amount of rain that falls per year?

4. Is there an area that is considered “high class” or “rich”? If yes, where is it in regards to certain streets?

5. Where is the nearest beach? Is it a free public beach?

6. What is the name of the high school(s) and where is it located?

7. How many movie theaters are in this town?

8. Approximately how big is the town in square miles?

9. Is there a shopping mall in this town?

10. What do people between the ages of 16 and 22 do for fun?

If anyone can answer any of these questions I would be very grateful.

This might help, also. It gives you the monthly average high and low and average monthly precipitation:

Definitely. If you're writing a novel you need to learn how to do research. I'll never forget the opening scene in one of those thrillers - it was either Fatal Attraction or Body Heat, I can't remember - but there was a huge downpour and the location flashed on the screen, "San Francisco, July (whatever)." I was watching it in a theater in San Francisco and everyone burst out laughing. It doesn't rain in July in the Bay Area. Sloppy.

Yeah, but most of the audience doesn't get those subtleties, so Hollywood doesn't care. (BTW, it was Body Heat...Fatal Attraction was a N.E. filmed movie).

Beyond that though...I agree, most of these details can be found on the web.
Newport is a good location, however, for a novel, a movie, whatever. One of the most unique towns I have spent time in. It does have a special quality, no doubt.
