As a buyer, when I can see on Zillow that someone paid 105,000 in 2002, I refuse to pay 250,000.00 now. I now the market is coming down, and I'll wait! I'm glad for those who made money in the boom, but it wasn't mine!!! And, for those who are selling at a loss, my heart breaks. That would stink!

While there are many foreclosures and preforeclosures out there, 79 homes in Poinciana closed in the last 90 days per the MLS, this does not include for sale by owner homes.

There are 44 pending contracts as of today in Poinciana in the MLS.

FYI, there are over 475 4/2 homes in Poinciana on the market in the MLS! If I search for 1600-1800 sq ft, there are 94 homes on the market, 66 of them are under $200K, and the lowest price is $119,900. The average time on the market in that area is higher than the area average of 122 days.

There are new homes on the market in Poinciana or right up the road from it that are bigger and less expensive and the builder is paying closing costs! It's very hard to compete with builders giving away so many incentives.

Zillow may show what someone paid for the house but it doesnt show if there is a second mortgage. my house shows i paid 90k for it 16 years ago. you wouldnt know there is a second mortgage on it also.

There home is closer to downtown Kissimmee than Poinciana. How did you get these numbers.... it would be helpful to show them. Thanks!

That is the problem for them too - their realtor just wants to bring the house down and not market it. Its on the MLS but that's it! No open houses, no adds in the papers or online. You really have to get it out there and shine for people to notice it.

These numbers are from our MLS. They are accurate. You can only get them if you are a board member.

Considering moving to Florida. Maybe now is the time. Maybe it is a buyers market.

Just sold my Townhouse (here in Charlotte NC) in under 2 weeks. This area is booming, but I am sure they will also feel the slow down at one point. Alot of Floridians are moving here as well as people from the north and out west.

Maybe I should rent for 6 months and see if Florida is for me. I have 2 friends that live in South Florida (1 in Sunny Isles & 1 in Manalapan) and they say DON'T move to Florida.

Why is everyone that is a transplant uphappy with Florida (or at least alot of them). We have rude people, traffic, drugs, murders, drive bys like any other city of the same size, but in areas that yuo have no reason to go to.
