What do you think the homeowner insurance would be on $100,000 home 1300sq feet in Lake Mary, Fl? I keep hearing that you cannot get insurance or it is so expensive. (not a flood zone) Could you purchuse flood through fema at what cost? Also is it safe to move where there is hoas in single home areas or can they just jack it up without cap? Same for Property Taxes is there a cap on how much they can raise by each year? I just keep hearing bad stories and want to know facts so if anyone can help I would really appreciate it.

My insurance is less than $100 / month on $320,000 pool home. It can be had ,and reasonably.

A $100K house would be about $400/yr. Because we don't live on the coast, no problem to get insurance. Most people don't need flood insurance in Lake Mary unless you are located in a flood prone area. HOA's don't just shoot up. As a matter of fact, mine have stayed at $200 for over 12 years. The only thing with HOA's is that you have to live with the rules. Some are more strict than others. Property taxes vary on the house, check the property appraiser tax site for accuracy. They have a cap of 3%/yr that it can go up, but most taxes have been going down because of values. If you are going to purchase a house now, there are some really good deals out there....cheap! I bought my house 12 years ago in Lake Mary for $95K and now they have ones going for the same price.

Oh, I forgot some HOA's are voluntary. That means it's optional whether or not you want to belong. If you don't belong, you don't have to pay the fees.

If I am not mistaken, credit history can impact h/o insurance rates. My property taxes have remained pretty steady around $1,100 for several years on a home in Seminole Co. with a current value of appx. $160,000. In 19 years my HOA fees have only gone up $30/yr to a total of $150/yr.
