I am living out of USA, I want to purchase investment property in Orlando area for long term investment. I am not familiar with Orlando, I am told Oviedo, Windermere, Lake Mary and Sanford are safe and good area for living, and I would guess easy for long term renting.

By searching internet, I found following properties as examples,

o5019876: 1999 Summer Club DrAPT 309, Oviedo, FL 32765
S4674622: 5314 KUMQUAT LOOP 5314, WINDERMERE, FLORIDA 34786
O5027458: 8520 GREENBANK BLVD, WINDERMERE, FLORIDA 34786
O5024123: 820 W CHARING CROSS CIR, LAKE MARY, FLORIDA 32746
O5008162: SANFORD, FLORIDA 32771

Anyone can give me any advices? Any other areas that good for my purpose?

I live very close to the one in Sanford and can say it's a very good area/desirable area. The area has A+ schools so it'll be easy to rent. It's also not as densely populated so your competition level for quality renters is in your favor.

You did good picking all good areas for rentals, watch the HOA fees and property age (roof, AC system, etc...) and taxes as depending on the area they do fluctuate a little and all have a direct affect on return on investment. All are good locations for rentals as on most blog sites buyers tend to focus their questions on these areas.

good location - low HOA fees $300 quarterly, built in '04

good location - low HOA fees $258 quarterly, older property built '89

O5008162: SANFORD, FLORIDA 32771
good location - low HOA fees $275 quarterly, newer property built 2000 - under contract

I'm not very familiar with the areas that you're talking about, but listen to Broker Dave's advice; about HOA fees especially. I have a friend who purchased a condo in 2008 and her HOA fees were $280 or so monthly, and now they are over $400 per month. She's short selling her condo, pretty much because of the HOA/condo fees.

You've got some decent picks already, and the area's you've mentioned are mostly good area's (but some parts of Sanford I'd stay away from.
I work with alot of investors looking for rental properties, and the easiest area's we've found to rent are around Downtown Orlando and Windermere/Winter Garden. Though I wouldn't cross the other area's off the list as they are desireble as well, it just may take a week or two longer to find a renter.

You mention you are an out of country investor though, have you consulted with a tax attorney yet about how to properly set up your tax ID information and estate and tax planning?

what are the prices for these properties ?
I can google map and see the house but wanted to have an idea of the price range .
will the rental income break even after HOA,TAX,MGMT,etc? thanks !
I am also looking for investment property in Orlando . ( not old enough for a retirement home yet )

After reading all the posts I have read, I am scared to ask this question, but I must. You seem to have a very real sense of the territory. I have fallen in love with a 1915 historical home in Sanford. Am I crazy? It is not in the city, kinda east, and looks on Google as if there are very few neighbors. We are moving from Oklahoma. We are very nice, family oriented country folk (our nearest town is 18 miles away and only has pop. 283). We are not rich, but comfortable. We are attracted to this particular home because it appears to be in the rural area, but close enough to Disney, lol! We are really researching the schools and have a phone interview tomorrow. Our children will be in 4th, 6th and 10th grades. Any suggestions? This house is close to 4000 sq. ft. with a pool and spa for $1600. I am skeptical about the area, but excited at the same time. Any input is welcome!
