Thumbs up Which area to buy a house in Orl?

We are in the market for a house. Which area do you think is the best among the few in term of investment/reselling? ...1. Tuskavilla 2. Waterford Lakes 3. Oviedo 4. Avalon Park

I really like the idea of getting a brand new house or rather a great deal from a builder. Any tips on how to negotiate a deal with builder. Thanks...this is my first time buying a house so the whole experience is pretty exciting but at the same time pretty stressful. It's my husband hard earn money so I really want to get the most out of it. Thanks in advance for your input.

All are good area's.
Avalon Park was a little over built during the boom and there is now a glut of homes for sale in the area. I know you can get a great deal on existing homes AND builder homes in the area. There are several developments in their closeout stages. My brokerage and I have done alot of business in there.

I think Oviedo is one of the nicer area's in all of Orlando, depending on your price range. They have A schools and it is more of a laid back atmosphere than other area's you've mentioned.

Waterford lakes is great right now especially for a young first time homebuyer. A schools (great for resale value even if you have no kids) Is close to the 408 the tech corridor, UCF, seimens, Lockheed Martin, and lot's of shoping and entertainment. I live there! Only downside is it can get congested on alafaya easily during certain times of day.

Tuskawilla in Winter Springs is also very upscale, Not in one of my specialty area's but I make it up there somewhat frequently. I'd have to do more research to render an investment opinion.

If you looking for the area that will see the most appreciation in the next 5-10 years, I'd stick to Waterford Lakes or Avalon Park out of the 4 areas you mentioned. Avalon Park because the prices are depressed more than most areas, but is still a desireable place to live, with many people moving in. It's close enough to major employers and transportation, and as soon as the alafaya extension finally gets built will have better access. It will just take a few years to work through all the inventory in the area. Waterford lakes because it has everything, and even in today's slow market, sales activity in the area is higher than most others. Only downside for you would be there are no brand new homes being built. You'd have to get a home a few years older.
You may also want to check out the lake nona area as well.

As far as negotiating with a builder, the only advice I can really give other than to be pre-approved (not just pre-qualified) with a large downpayment, is to find a Realtor. Builders just simply work with us more than the average joe off the street, and we keep on top of what inventory homes they have available and all the incentives they can offer on them. I always guarantee I can negotiate off the price or more in incentives from builders.

I actually recommend Lake Nona. It's a great new area in Orlando and it has a lot of potential for profit. Lake Nona will be the next Medical Center in Central Florida. They're building the U.C.F. Medical Center, the Veteran's Hospital and the Nemours Children Hospital. Once all these developements come up and the employment starts booming in the area (specialy Doctors) it will create the highest appreciation in Orlando. Garanteed!
