Anyone can recommend a good property management firm?

As someone said so well in a previous post, I need to enlist someone to market and lease, maintain the home (yard work and routine maintenance), as well as respond to any pressing repair work that comes up.

A reputable firm would be great but the name of a person in specific would be even better.

When we first moved to Orlando, Coldwell Banker on Colonial Avenue near downtown was super to work with. We were tenants and repair issues were addressed promptly & properly. As a former realtor in another state, I can tell you that this company did everything right in doing their background research on us. They were completely professional and our experience with them was totally positive. The home we rented was owned by people living overseas and Coldwell Banker handled every aspect of the property management. If the firm still does property management, I would recommend them. If Donna is still there, I would recommend her.

I've looked at many rental homes during the past several years in Orlando and I can tell you from both sides--there are a whole lot of property managers & property management firms out there who disgrace this profession.

I don't mean to sound so negative, but having been a real estate salesperson in another state and having gone through the Florida Real Estate Salesperson Classes, I have a pretty sound idea of what a property manager should be doing for his client. I can pick the ones out who know their stuff in a heartbeat vs the ones who are full of fluff.

How can you make the good ones out of the bad? What do you look for/ask?

My realtor is from Coldwell Banker and she said they are very thorough when getting the rent to make sure the property is being taken care of. PM me if you would like her name.

We owned some vacation property outisde of Orlando, Florida, in Windermere, near Disney World . Hired a company to do upgrades and basically handle all the work as we lived out of state. Long story short.... Company ripped us off badly. We ended up moving to Orlando and we now specialize in managing vacation rental properties and more importantly doing quality upgrades and renovations for managed properties and non-managed properties. Family owned business with a penchant for delivering satisfaction.
