How does Avalon PK compare to the neighborhoods (Rio Pinar, Chicasaw, Dean Road, etc.) that are in between AP and the main part of Orlando in terms of crime and quality? (I know that Union Park is bad, so I'm not talking about that neighborhood).

All of what you said is the reason why I'm moving out west again FOR GOOD. Screw the east coast with its rude self centered people. There's a bit more of this country than the east coast and California to those who lived most of their life east of New Jersey. I suggest looking at a map of the United States. Most people don't really care about places like Manhattan or Orlando when you go even west of the Appalacians--or west of Albany in upstate NY for that matter.

I actually live in Avalon Park
I don't know why people bother writing about what Avalon Park is like if they don't actually live here.
So here's my honest opinion:
I was skeptical in moving here at first because it seems a little too "pleasantville" for me. But after living here for 4 years it's not as bad as people make it to be.
I like being able to ride my bike to the town center (downtown Avalon). I've come across nothing but friendly people. At first you think that the people who choose to live here must be a little crazy or snobbish to choose to live in a "cookie cutter" neighborhood but as you get to know your neighbors, they are just like everyone else. They just want a nice community to raise their family in. The community is great for kids with the community pools and local schools.
But I admit that there are not so shiny aspects about Avalon. With all new communities that have more expensive housing, crime can come with it. Criminals have realized that Avalon Park is out here and there are people who leave their cars and houses unlocked. Most break-ins occur with unlocked cars. I like that Avalon has created a community watch organization with a great online presence. I get e-mails notifying me immediately if a crime happens near by.
There is a low income housing project at the end of Avalon Park Blvd next to SR 50. There was one person shot near there about a year ago. Other than that, I haven't heard of any other major crimes there.
But everyone has to admit that all of Orlando is having more violent crime. To say that Avalon is immune to that is ignorant. But then to claim that Avalon is going to go down the tubes because an occasional crime happens is also ignorant.
All in all, Avalon Park is not perfect, but I find it a lot safer and more quaint than most other Orlando neighborhoods. The people here seem to be genuine and don't like it when crime creeps in which helps in trying to keep the community safe.
The traffic down Alafaya is a little annoying but you get used to it. It takes me 10 minutes to get to Waterford Lakes and 20 minutes to get to UCF.
Also, I live in what some might call "Avalon Park" proper in one of the villages. They are called the North, South, and Northwest villages and are located near or around the towncenter. Any other community outside of that along Avalon Park Blvd, I could not speak for. (Timber Creek/Avalon Lakes/etc) I know some townhome communities around there have more crime problems than in my area.
Anyways, that's all. I'm not a marketing person from Avalon either. I'm just an honest person who does not judge anything/anyone unless I have first hand experience.

I'm not an Avalon expert, but your post sounds pretty accurate. I'm glad there's someone else who doesn't mind cookie cutter neighborhoods. They're not my #1 choice of neighborhood, but I prefer them over some uglier, older housing types.

union park isnt any worse than rio pinar and waterford lakes when it comes to crime. alzalea park/semoron/goldenrod are worse... what makes you think union park is worse? Just because it doesnt "look" as nice? you shouldn't judge a place by how it looks.

Maybe I misjudged it. I was going by the advice of other people on this forum, who said it was dangerous there.

On the bottom of the page where it says zone, Waterford Lakes is in Zone 22B and Union Park is in 22D. According to this source (the orange county sheriffs office) waterford lake's zone has more crime than union park's zone. Looks can be deceiving my friend.
I mean, these two communities boarder each other and both share waterford lakes town center as there primary shopping, dinning, and entertainment center, the crime rates cant differentiate that much.

And actually they can. It is like Chicago - in some areas you can cross the street and crime raises, in others it won't matter and bleed through. One of the things I was taught growing up is - never live near a power plant, water treatment center, or landfill. The are will eventually dive (shorter time period than most).
Then moving here I learned a new thing - beware of helicopters in the area....
