i am hearing that the avalon park areas are experiencing a little bit of a crime lately. anyone else hearing this too? is it headed in the wrong direction? i read where a few homes were being broken into, cars stolen, and even a strong-armed robbery on 401 s avalon pk boulevard, which i believe is the mcdonalds there.

I live in the new East Orlando area, Lake Nona/Vista Lakes and haven't seen or heard of any crime around us.

I have heard about a couple issues but i dont think it is any big spree or abything. i guess any area can be preyed upon. It seems pretty safe from my impression.

I saw some graffiti today near the new apartment complex near 50 but thats about all I know about.

There have been a few "strong arm to person's" in the area too. Look it up for those who may not believe me.
What did you hear, "AONE?" Alphaman, I saw some graffitti today, but it was near the CVS and that shopping center there on the corner. I have a feeling with the apartments and such, the area will go downhill over time. I dont think anyone would disagree with the fact that it very well could go downhill. I keep telling my wife when we move outta here and come back and visit, in say, 10 yrs, we will be glad we got out. |

IMO, Avalon is on a downward path. Home prices are too high for the area. The commute to downtown, were a lot of higher paid professionals work (Avalon developer's target market) is hellish. Traffic in the area as a whole is horrible in that area of town. When your inside Avalon its great, just not so much when you wander out. For now, these are just inconvieniences, but it is accecting the number of people who want to live there. There is also talk of new section 8 going up around there. I definetly would not buy in Avalon. Chances are values are goign to go down and traffic just keeps getting worse.

If they ever do the Alafaya Trail expansion to the 528 it would help traffic in the area a great deal. However it has been in the "planning" stage for years now.
As far as the only higher paid professionals working only in downtown, that couldn't be further from the truth. Orlando is so spread out you can find very high paying jobs all over the place. Avalon Park is one of the "live work play" concepts, unfortunately the work part always materializes last with office parks being build. There are a few planned, and I think one has broken ground, but right now the only jobs IN avalon park are retail and real estate really. The further South along Avalon Park blvd you go toward Alafaya the better the area is. The town center of avalon is still gorgeous and safe. It does tend to get a little less desireable the further North you get toward 50. |

Mr. Traub, for those of us who live in the area, would you suggest to sell now, if we are planning on leaving Orlando in the next few yrs? Or should we wait til 2009 or 10, perhaps the market will be better then? Who knows right?

I have a whole presentation about that very question as I hear it quite often. I'd really have to show you all the statistics and go through the math with you....then I let you make your own conclusions, based on the numbers, on where you think the market will be in 09 and 2010. I pull statistics from your specific area by zip code, general statistics back to 2002 to present, go over some simply supply and demand economic theories, and once we see where the market is, where it is likely to head and how long until it is likely to change.... we can back out the math from there on your specific home.
Maybe one of these days I will get around to making a power point that I can email people. But for now the only way to really go into detail is in person. Plus you can get a more accurate picture when supplimented with a CMA. |
