Areas to avoid in Winter Park/Windermere/Dr Phillips?
Generally speaking--Winter Park, Windermere and Dr Phillips are ofter considered some of the "nicer" areas of metro Orlando. However, within these areas, are there any "pockets" to avoid? I'd just like to know if there's any places within that are considered to be more run down/crime ridden/shoddier.

I live here, and I do drive around the areas often. I was just wanting to get other peoples' opinions on the subject.

There are no bad spots in winderemere, but the bad of Metro West is seeping towards winter garden and dr. phillips, so I'd choose Winderemere hands down if you can afford their $4500 a year property taxes!

As an agent who specializes in all those areas, all are very nice. The only exception i would add, seeing as you know where you are going and therefore should know what i mean is in Winter garden, essentially anything north of hwy 50 West Colonial i would avoid.
Im just curious are you looking for a property to buy or rent?

There are bad parts of Winter Park. There are areas along Lee Road to the west and west of I-4 and some of the areas that are still a Winter Park address but in the 32792 zip code are bad. There are also some tiny, older homes in Winter Park proper that are not nice a few blocks west of Park ave, but it has little impact on making the central areas of Winter Park bad.

Winter Park - There are bad parts, hard to point out without a map, but a realtor can point them out.
Dr. Phillips - None, some areas are nicer than others, but none are dangerous or ghetto.
Windermere - None, same thing as above except more of an extreme between super nice and average.

Dr Phil resident here. All area's nice but some neighborhoods are more rent oriented than others IMO. Some have HOA's others don't and you can tell when driving through. Avoid the neighborhood across from Universal studio park. This is west off of Turkey lake road and north of Dr Phillips high school, south of Conroy road. (Don't get confused with Orange tree which is very nice).You will see run down older homes with bars on the windows.
