Default Home Rentals in Orlando Area

I am relocating to the Orlando area from Fort Worth and have a question about the housing rental market. The house I have here in Fort Worth is on the market for $160,000 but for a similar home in the Orlando area, I'm looking at something closer to $300,000! Needless to say, I'm thinking of renting a home for a year or so for my family before looking into buying.

I've looked at some of the sites online that list rentals in the area and given the price of the homes for sale in the same neighborhoods (Windermere, Winter Park, etc.) the monthly rentals look really good! My mortgage in Texas runs ~$1500/mo because of property tax and the rental market for that price range or a little higher looks really good. Am I missing something?? Or will a monthly payment between $1500-$1700 really get you a decent rental in these areas?

Thanks for any help, my relocation is pretty rushed. I'm moving into temporary housing in about two weeks and have about two months to find a place to live for the rest of my family (spouse & three kids).

Rental rates for residences in Orlando really are a pretty decent, and I suspect that they will stay that way for a little while. There were too many investors buying condos townhomes, and even rental houses over the past couple of years. That means there is a lot of rental product on the market.

Renting an older 3/2 residence in the city limits of Winter Park will cost you at least $2,000 / month. Just outside of Winter Park, more like $1,700 / month. A newer (15 years old or less) 4/3 would probably rent for about $3,000 / month. You don't need to send your kids to private school in Winter Park, the public schools are very good. Same thing goes for Winter Springs, just up the road from Winter Park. With 3 kids, private school in Orlando could easily cost you $30,000 / year. So, those that can afford it don't complain too much about what it costs to live in "the best" school districts.

I just moved to the Orlando area less than 1 month ago. We found a rental using removed We are renting a 4 bedroom/3 bath/2 car garage with screened in pool and hot tub for $1295.00-this also includes yardcare and basic Cable TV and garbage. We are in a new development (developed as a Vacation Villa site) but becoming more and more a place for permanent residents. We're in Legacy Park (Highgate, to be exact), so we're just south of the HWY 27/192 intersection---we are absolutely loving it here!
