i heard rpfunding has no closing costs and trustco has low closing costs but doesnt require any pmi.

I went with Truscto for my mortgage last year. They are not local, but mostly in NY and Florida. I had a good experience. No PMI and 10% down...you can't beat that! Also they don't sell your mortgage off to another bank like almost everyone else.

I have several clients that have used RP Funding and were very pleased with them. the example that was mentioned without PMI could be from the equity built into the home vs not charging one with 10% down...the norm is 20% down to skip PMI.
