I have been reading some of the comments on Avalon Park and strongly disagree with any negativity. Avalon is a wonderful place to live for everyone - some crime yes but we now have a very strong Neighborhood Watch program AND extra patrols and off duties - the thieves just move around to the affluent neighborhoods and they are moving away from us now.
AND there are NO low income apartments in Avalon or area at all! The Reserve allows some subsidized apt.'s and that is towards Colonial not in Avalon at all. The new apt.'s going up toward Colonial E. (Hwy. 50 ) are very high end - this is from the developer who is building them as they came and spoke at our POA meeting last week to dispell any rumors they are not allowing any subsidized apt.'s at all nor is the county. We have such a vibrant strong community with tons of fantastic events and we are now known as the new "downtown of East Orlando" we love it here! |

I agree avalon is very nice and is getting built up. But I am not sure being the new downtown of east orlando is a good thing. We all know how the real downtown is.

And they don't seem very high end just judging by their construction. All I saw was a few stories of nothing but particle board when they were building. I love all the activities they throw in Avalon's Downtown area, very family friendly, and while there are a lot of things to do without leaving Avalon, if you can't find anything there, just down the street is Waterford Lakes where there is a billion things to do. But I'd still steer clear of the more northern parts of Avalon Park Blvd. |

I live in the middle pretty much, between 50 and Alafaya. It is pretty nice, although there are a few break-ins here and there and so forth.

Brenda, you are either a realtor or you live in the community.
I looked into moving to Avalon Park earlier this year, and all I saw was cookie cutter homes with a horrendous commute. Have you even tried looking at the rush hour commute down Alafaya? The apartments near 50 are section 8. So I certainly hope you will enjoy gang members strolling through your "luxury", "master planned" community at night. |

AVALON PARK is from Alafaya on 2 entrances one to Stoneybrook entrance (left on Tanja King) to AVALON LAKES (not part of) then to Town houses (on Avalon Park BLVD then down golden rain tree area all the way around to second entrance. Go to the AVALON Park website for a map or ask to see it at any developers office. The areas communities outside of the turn around on Avalon Park Blvd (except the townhouses & the 6 houses in the row) are not part of the AVALON Park Community. Waterford is waterford, Avalon LAKES is Avalon Lakes. They do not pay our association dues. HOWEVER They are all FREE to shop in our community. I am so sick of asking people where are you from and hearing "Avalon Park" then hearing "Avalon Lakes, Timber Springs, Spring Isles, Waterford Lakes" Later. FYI those home owners will have children going to different/ Relief Elementary school as well next year. Guess where it is gonna be ???? Right next to Winter Park Tech school, in front of AVALON LAKES. Not in Avalon Park.

Because some people use this forum to vent and are unrealistic.
It is a very nice area of town, I have several friends that live there and their biggest problem is high schoolers taking up all the street parking LOL. I understand people need somewhere to complain, I just wish it were somewhere other than the relocation forum where they paint this horrible image of Orlando which is a great place to live and some of the better parts of town like Avalon Park. |
