I narrowed down my choice to Oviedo...I was just wondering about some of the better areas of Oviedo and if anyone knows alot about Oviedo please tell me what you can. No negative comments please unless they are an HONEST opinion, no Orlando bashers either. I don't want to fight with all you angry Florida Haters. I am currently looking at the Grandville apartments at River Place off of Alafaya in Oviedo. Anyone live there or heard of it? I'm not sure about the area because it is a little close to UCF. I have a 20 month old and Im not too worried about a little traffic or noise, as long as there aren't a bunch of mislead teenagers running crazy in that area. I want it to be safe and have a better reputation than most Orlando aparment complexes. I am also looking for 3 bedrooms, large apartment, pool, fitness area, the works ya know? Any suggestions would be really appreciated. Thanks!!!

I've been there quite a bit - a friend lived there for two years after they were built. Since it was so expensive compared to the surrounding area at the time, there weren't so many students then. She left when she graduated and no longer wanted to deal with the parties during the week. It's nice on the outside, but you do realize it's VERY close to UCF? There are quite a few students living there now and its quality is not what it used to be. Like most recent construction in the area, walls are very thin, so you can expect hearing bass through walls during parties that aren't restricted to weekends. This sort of thing happens at nearly all complexes close to universities that don't price their apartments above the competition. Although it's not quite as bad here as some other apartments, you'd be better off to get just a little further away from UCF, preferably not on Alafaya. I'm not trying to just throw negative comments - this is an honest opinion to someone who isn't looking for a bunch of misled teenagers running crazy. I'd stay away from all apartments along Alafaya and the group of 3-4 complexes around the Dean & Aloma intersection.
Is there a reason you pick Oviedo over Winter Springs for an apartment? Otherwise, they're very similar towns, however the apartments in Winter Springs will have far fewer students since it's farther from UCF. Whatever you do.. live on the top floor. It's a pain when moving and climbing stairs, but it's worth it for your sanity while you're in your home. All of these newer complexes have very thin walls and floors, so you can hear the neighbors above you very easily. Grandville is alright I suppose. I just can't handle that kind of noise when I'm trying to sleep. When over half the residents are students, management can't (won't) evict them all. There are some nice complexes off Woodberry drive on east colonial it`s close to alafaya. Not oviedo but they are nice.

They are nice and new complexes, but then again, anything close to Waterford is another favorite area of UCF students.

I am not familiar with that particular complex, however, I have lived in Orlando for 23+ years, the majority of which I have spent on the east side of town close to UCF and Oviedo (by choice). UCF is a large university and the majority of students live off campus. Although I don't know the percentage of UCF students that live in that complex, I would strongly recommend that you visit it in person during the spring and fall semesters. This whole side of town completely changes vibes (i.e a ton less traffic, less waits in restaurants, etc.) during the winter break, semester breaks and summer months). You could easily drive around the parking lot and look for the green UCF student parking stickers on the bumpers. If you were just here this past week or so, it's not a true picture of this side of town - the students are missing. Overall, however, that is a very safe area, but like the others mentioned students do party and if you are living in a complex that has a lot of students, it may not be a quiet setting. Good luck!

[/quoMy daughter (also a UCF student) has an apartment in oviedo at northgate lakes. this is their first out on their own thing and it has scared me to death...but they love it... they feel safe and there are a lolt of people there that are there for school so it isnt nearly as loud and scary as those on alafaya.... good luck.. is your baby in daycare? lots of great babysitters over there by northgate lakes always needing a spare job.. hope u find the place that fits u |

Check out Tradition at Alafaya. It's right next door to Grandville. Easy access and lots of amenities- great pool area, playground, gym, theater room.... It's also newer than Grandville.
The best tip - ask if they take cosigners. Cosigner = students!!! Good luck. ![]() |
