There are several amazing communities in the Orlando area. But, yes, just as in any city, there are certain areas to avoid! In my business, I am constantly struggling with the Fair Housing Regulations and the safety of my clients. As a general rule of thumb, there are just some zips that I avoid if at all possible. Here is my list of FAVORITE zips:
32771, west side and historic downtown, sanford
32714, near the uptown area, altamonte springs
32751, maitland
32789, winter park city
32765, oviedo
32750 & 32779 Longwood
32712, apopka, piedmont section
32703, apopka, only area close to 441 and Hiawassee
32746, Lake Mary
32803, downtown,
32804, downtown, college park
32824 and 32825, waterford/alafaya
There are other areas besides these that are safer than others. The best bet for your friend relocating is to get here a day early and drive around a bit to find areas that they feel most comfortable with. A good agent will help them to decide what areas may work best given there lifestyle.

Anyway areas not to move to would be OBT(trash drugs hookers) anywhere north or south, lee road area(scary), Lockhart(slums), pine hills(ghetto), west of the downtown core (Ghetto), Americana blvd and oak ridge(high muggings rate).

Anywhere in Downtown Orlando which runs from OBT(west) to Primrose Street (East) and from College-Loch Haven Park(north) to Delaney Park (south). Also try to advoid Pine Hills, Metrowest, Rosemont, Americana, Azalea Park, Tangelo Park, UCF area, Apopka, Sanford, and Kissimee.

Metrowest is not bad any more. They hired off duty police to patrol the area.

let's be real honest here..... with everything that I've read on thes 2 pages....the real answer to the original question is....
If they are happy living inside 1 zipcode fine...move to Orlando...if not - find another spot. Because no matter what you WILL go through daily, live near, have to deal with, or whatever, every one of those sections mentioned.

You pretty much just covered half of Orlando. The UCF area is relatively safe. Crime has just barely started to reach this end of town by UCF, but the police and security guards know that too, so they take precautions. The few occasional crimes happening here are business burglaries and robberies. Some students OCCASIONALLY get burglarized, but I would say its nowhere near OBT or Parramore over here. Azalea Park is a bit more dangerous than this area, but still nowhere near OBT or Parramore. I don't think I could live there anyway because I'm not 100% fluent in Spanish yet.

The downtown area is not bad at all from Orange Ave to Semoran including the stretch you mentioned to Primrose. Maybe at 3AM along Colonial, but several of the areas in here are plenty nice, Colonialtown, Thornton Park, Audubon Park, Baldwin Park, etc. I would not specifically avoid Metrowest, but I would try to stay on or west of Hiawassee as opposed to parts of Kirkman. The Clarcona and Ocoee areas around Pine Hills are fine, but Pine Hills is bad. Rosemont and Lockhart can be hit or miss, but are not the best. Apopka, Sanford and Kissimmee all have nice and not as nice areas, so it is also hit or miss. The UCF area is huge, so that can also vary by the area. There are several nice areas in University Park, along Red Bug, Oviedo, Chuluota, Avalon Park and Waterford, Cypress Springs, etc. The areas I would avoid close to UCF are some of the crappier duplexes and apartments right by UCF and there are also areas in Bonneville and Union Park that are close and not as nice. I would also avoid Azalea Park, especially areas along Goldenrod or by the intersection of Semoran and Lake Underhill, but it gets nicer in Conway or Lee Vista/Vista Lakes/Lake Nona. Tangelo Park and OakRidge are not nice either and have crime issues. I know that was a little scatterbrained, but some of these areas are not that bad and had to be defended a little.
