We are looking at some houses for sale in Regency Hills in south Clermont, near Lake Louisa. Would be moving to the area from out of town so we aren't too familiar with it. Is this a desirable area, or are there better areas of Clermont?

We also saw another place right on Lake Katherine. Is that a better part of Clermont, or are they comparable? Also, if your house is right on a lake, I assume you need flood insurance?

Regency Hills is a nice, safe, quiet community, good location, but I'm not sure it's within City limits. That would be important for certain recreational amenities as well as law enforcement and fire protection.

It is zoned for the best schools in the area.

A lake would not necessarily put you into a flood zone.

Thanks for that guidance. Do you know much about the Louisa Pointe community just north of Lake Louisa State Park? There are some houses in there we are possibly interested in too.

It's an older, established neighborhood. Many of the houses back directly to Route 27, which would be a concern. That one is definitely not within the city limits. Regency Hills is a much more desirable neighborhood and offers more amenities.

Weston Hills is no where near the area that the OP is looking in. It's about 10 miles south, in an area zoned for short term rental, and a long way from all the amenities offered by the City of Clermont. It has a Clermont mailing address, and that is about the only thing it shares with the area up around Hartwood Marsh and Route 27.
