Remington is zip code 34744, it is a real neat sub division, had a golf course and great sidewalks for walking, clubhouse with pool and tennis courts. And you will love the location, just before you get to St. Cloud so you can shop there. Harmony is wonderful but just quite a drive down 192, not a great location IMHO.

There are quite a few homes in Subdivisions down Canoe Creek Road area that are "short sales" (like a pre-foreclosure). When you are dealing with Short Sales sometimes it may take up to 90 days to hear back from a lender. Not saying this is the case with everyone but there have been some out there like this. I have lived in St. Cloud since 1958 and have seen many changes. Guess you might consider me one of the "oldtimers". There is alot of growth planned down Canoe Creek Road in the future. Property values seem to be maintaining along the Narcoossee Road, Lake Nona area. There are even some new subdivisions going up that are close to the 417 Greenway, Airport. One new subdivision in that area has new homes ranging from $174,990 to $229,990 1340 sq ft - 2005 sq ft. Hope this helps some.

I am not sure that this will help but I have grown up in St. Cloud and have seen all the changes. I feel that the rush of newcomers have finally slowed down. Unfortunately, the town has changed from the quaint small home town that it used to be. My husband and I are talking about moving away in a year or two. The housing market is really slow.
As for communities, Harmony is nice though there is no shops or stores close by so you have to drive towards town. The new Elementary/Middle school will open next year.
Canoe Creek Sub. had some trouble with septic tanks so beware. There are many new communities now in our area that appeal to families. Many are off of Narcoossee Road/ Hwy 15.

Zip code is 32837 but that may include other divisions. Stick with Hunter's Creek division. It is located about 10 minutes from the Historic downtown area of Kissimmee. Easy access to airport & Disney - nice location with plenty of shopping, restaurants, amenities etc. Good Luck

Have lived in St. Cloud now for about 10 years. Wifey and I are starting to look for another neighborhood as well.
Born and raised in this country but don't speak the language that is taking over the area.

Canoe Creek Woods
I live just down the road from Canoe Creek Woods Subdivision just off of Canoe Creek Road. There are quite a few homes in this Subdivision and others in our County that have many "short sales" as we refer to them in the market whereby Property values have declined and are valued less than that which is currently owed. The banks are willing to do "short-sales" in lieu of going through the full foreclosure process whereby they accept a sales price less than the mortgage balance. The deficiency balance is basically forgiven. With this said, this unfortunately can adversly affect those surrounding values. Canoe Creek Woods is a large subdivision and on the South to Southeast side of the subdivision is a great municipal golf course. They have been really putting some money into it.
