Default "Canoe Creek" subdivision-St Cloud

Can anybody tell me anything (positives/negatives) about this subdivision? I see quite a few homes for sale here, and I don't know if that's because it's a bad area that people are trying to vacate or what.

I used to live in Saint Cloud (south narcoossee subdivision), and I remember at that time (almost 2 years ago), a lot of people trying to get out of saint cloud in general. I would speak to "old timers" that have been living in town for many many years and they would complain about all of the influx of people moving in and ruining the towns once small, family oriented, home town feel. They would especially complain about all the "non-english" speaking population. I saw a huge change myself even just renting a home their for 1 year. I stopped going to the super walmart all together. Traffic was getting really bad as well.

I have driven down Canoe Creek many times and even looked at a few subdivisions off there and was not impressed. I have been to the new park by the lake that they have been working on, and at times felt out of place there. All in all my opinion was that this was once a nice small town that was changing from the influx of people from kissimmee, poinciana, and orlando moving in now. Especially the downtown area. I could imagine how it is now with the houses dropping in value even more.

Also, when I checked the crime stats, there were quite a few Sex offenders and saint cloud was very high above the national average for violent crime (assaults, rape, etc...)

Most importantly, with this high density "super development", down the road now (especially being off of Canoe Creek), I am glad I got out.

Thanks for the input! If I wanted to be close to Orlando International & had friends I wanted to be near in Kissimmee, which suburb should I be looking at?

Hmmm... Well, closer to Kissimmee I would say maybe Celebration. Closer to the airpot I would say perhaps Lake Nona, Vista Lakes (although do research on what areas of Vista Lakes to avoid with old artilary being found in the ground). Maybe an option would be Belle Isle as well.

It all depends on your situation. If you have schol age kids, that would be enough for me to stay away from pretty much all of the areas I mentioned. I prefer less traffic, old small town family oriented feel, with a walkable downtown and families that have been in the area for generations.

I would think that the schools in all the areas I mentioned are probably above average by Orlando area standards though.

I live in Remington, it is a nice sub-division real close and easy drive to airport down Boggy Creek, close to Turnpike enterance so easy shot to I-4 and Florida Mall plus, easy access to shopping in St. Cloud without living in St. Cloud.

There are 78 homes listed presently in the MLS in the Canoe Creek Woods and Estate areas Thjere are 4 pending so people are also coming to the area. The prices start at 157k and go to 324k, nothing smaller than a 3/2. As to reasons for the exodus... unknown by me, if there is a mass exodus. it may just be normal numbers.
