Buying holiday home in Orlando
I am thinking of buying a holiday home near Orlando at the end of the year. I am English, and would like to know of some nice, safe areas near Disney. I have looked online at "Celebration" is there any other areas, that are within 20mins drive.

hi
Im also originally from the UK and if you dont want to be amongst all the tourists, then like the other poster i would recommend Independence. We love it so much thats where we live. Celebration is VERY expensive, my parents own property there and the taxes and Home owners association dues are very expensive.
Note though if you intend to rent theproperty out for a couple of weeks at a time neither of these areas are suitable as they are not zoned for short term rental

yes i would want too rent it out, are there only certain areas where you can do shrort term rents? What are the HOA's for?

hi there
Im afraid so, the zoning here is different to the UK. If you want to rent out your property for periods less than 6 months at a time...eg 2 weeks at a time, then the property has to be in an area zoned for 'SHORT TERM RENTAL'. Neither Independence of Celebration are zoned for this so you cant do that. If your happy to rent out the property on a 1year lease then you could buy in these areas. HOA dues are essentially community fees. These cover the costs of maintenance to the community/subdivision, for the upkeep of communal areas such as fitness centers, guards or electroninc entry gates etc etc. You will find every community has these unless you buy just a vacant land and build yourself, but the land would still have to be in a short term rental area.
As someone from the UK (im originally from Canterbury, Kent) once you get a handle on this its very easy to understand. I work with alot of UK buyers and its an easy process to go through. Obviously we are not to advertise on here but if you have any other questions, then feel free to ask

lOOK BEFORE YOU BUY
I have a Holiday Morro Bay,We closed last July seven monthe later we found both , the Guest Bath tubs had crack and the Master Garden tub has cracks and one visiable patch on it, TO fix it they came in and cut a hole in the bottom of the tub and hit the road,So if you have a fiberglass shower tub or Garden tub check it good for cracks and Patches,
WE now don't have a tub to use only the Tile shower,All this started on the 4th of Feb today is the 27th.

Wow
Sounds like you guys are having a really bad time of it. do you mind me asking how old the property is? did you have all the inspections carried out and did you use a Realtor in the transaction.?

Hey,
Kissimmee is the best tourist area where all the holiday homes are. Celebration will be expensive though nice. We bought a home in Poinciana to rent out.

You will also find Davenport is a popular area for holiday rentals which posess the correct zoning requirements which you will require
