What does everyone think of the new planned community Hamlin in Winter Garden, part of Horizon West?


We are thinking about building a home in Summer Lakes with KB Homes.

Seems like it is really starting to come together. The concept is so unique to Orlando or really anywhere. It also seems that the road and bike path infrastructure is being planned in advance which is refreshing. The 429 roadway makes it convenient to get to places like the airport.

Not sure if you know but for the last 5 years in a row Horizon West has made up at LEAST 40% of ALL new home growth in Orange County. That is almost unreal but true. That is how popular it is. Just wait until the Hospital goes up.......the retail portion that will sit directly on the lake........the new proton cancer therapy center.........the West Orange National Golf School.

I think it is a great investment as long as you plan on staying a few years. I say that only because it is hard to sell an existing home when you are surrounded by tons of new home choices too.

As long as the developer stays on course and continues building according to plan it should be a beautiful community when finished. Lots of homes still under construction and the retail portion is already going up. The growth out here is crazy and fueled by a strong real estate market in Central FL. As long as the market remains strong it should turn out nicely. I know too many developers lost out on their "dream projects" similar to Hamlin around the '08 crash.

I appreciate both of your input, advice and comments. I think we would stay there for at least 5 years minimum. My wife and I are from Viera in Brevard County so we are so used to the "planned community". Hamlin just feels special. I hope everything goes according to plan.

Hypermarket Walmart #110, 16313 New Independence Parkway, Winter Garden, Florida 34787, opened approximately ten months ago. Supermarket Publix #1567, Hamlin Cove, 5400 Hamlin Groves Trail, Winter Garden, Florida 34787, opened today. (Publix now operates 1,155 stores with 1,051 pharmacies; 776 stores with 685 pharmacies are in Florida.) What other retail, dining, and entertainment options could be opening near the State Road 429 access?

My wife and I moved to the area last year and love it as everything we need is close by (Either via Winter Garden Village or 192 until the commercial stuff gets built up on Independence). The only caveat is to research your builder and do your due diligence with your home inspections.

As an example, during one of the last clubhouse events one of the home owners was talking about how 20+ tiles have cracked in their home and just caught it while it was under the warranty period (Coming to a close) and the contractor (Not sure on the builder) played it off as a normal/expected thing.

We are leasing our house at the moment and there are some things that caught our attention that would have us rethink on choosing the builder, or at least keeping on eye on the quality of the build as it progresses.
