Even if you paint the cabinets, you are still going to have builder grade cabinets and laminate counters. Not worth the effort to paint IMO. Plus it's a LOT of work to do it right, but if you don't, then they look bad and you've lost value

Focus on decluttering and cleaning. Make sure your cabinets and closets are no more than 3/4 full. And then clean some more. Make sure there's good curb appeal outside. Fix any little issues like paint touch ups and doors that stick

Default agree with Broker Harry

I agree with doing as little work as possible. Painting specific colors can be counter productive and ROI is minimal. If possible stay with neutral wood colors. While decluttering make sure leave few neutral decorations. If you have two picture frames leave the smaller one and so on.

Well that is just the thing, is it has to do with the sub-conscious. Most people, not saying you, but more than half of people are much more likely to pay more for a house that cosmetically looks nice, like not even appliances or countertops, but just the furniture and small decorations. My GF's mom charges $150 per hour just for consultation on staging a house followed by the actual staging fee which usually starts at $5,000 for 2 months for say a 1,000 sqft place. She has to turn down people because she can't handle the amount of volume. The difference in just decorations and furniture can increase the price tremendously, even though they know the furniture and decorations aren't included, so to be fair, you wouldn't know if you'd pay more or not.

THANK YOU for all of the responses. We've decided to rent the house out if we do move. Right now the exact houses in my neighborhood are renting for over $2k, which is way over our mortgage.

We know we can get more than that as we have solar panels on our house and the electric bill stays around $50 a month compared to the $260 it used to be.
