Any suggestions as to what to watch out for? I am not new to renting and I am not naive but having never lived in Orlando I thought I ask... I was thinking of things like.. Make sure property has plenty of Parking sports...Make sure you stay away for touristy areas...

One thing I learned the hard way - If you're looking at a property that is occupied, ensure that the unit will be restored to a condition you are good with and get it in writing.

We moved up from Miami, looked at a house that was occupied by the owner and was told everything would be painted/cleaned, then on move in day (3 days after our lease started) we see that the carpets needed cleaning and the walls had holes from nails/drywall anchors and paint was left a variety of colors that was poorly done. Broker and Owner are chalking it up as standard wear and tear and are refusing to do anything about it.

Other than that - what type of property are you looking at (Apartment/Condo/House or etc), as the answers could vary?

This is a good topic! Following as we are moving this summer too.

A lot of things I've heard are typical stuff of renting anywhere. But if you have a specific area you want to live in, or work somewhere and can give a budget, most of the residents here are incredibly helpful. It does help to narrow it down a lot, because things like traffic and crime are always a concern anywhere in this area.

Just make sure you read the contract, ask about any additional fees and ask about the move-out process. Not sure what else to say... it's pretty straight forward. When it comes to location, it all depends on where will you be working, what is your budget, minimum number of beds/baths, housing type and what amenities do you want in your area.

Video document the apartment prior to move-in, in case there are any deficiencies not taken care of in terms of upkeep or maintenance. Some management companies love to nickel and dime deposits at move out to squeeze out as much as they can from you, knowing full well many are too tired/stressed to deal with it or moving out of the area making follow-up difficult.

Looking at an Apartment.. Transferring from my current property in July so I am limited to the places I can move into..
Two places near Little Lake Bryan towards the back side so not as congested as Vineland is...
The other is Near Lake Eola, another one Metrowest.. and finally one behind the Loop on Osceaola Prky

I'd consider Little Lake Bryan (if you don't mind tourists)

I'd consider Lake Eola (exact location matters)

I'd consider Metrowest (exact location really matters)

Lake Eola - Is it West of I-4? If so, I would avoid it personally.

Metrowest - This is a very beautiful part of Metrowest. There is a stereotype of Metrowest having high crime, but this part of Metrowest should be no problem. The location itself is really great, very central to a lot of things. I live nearby in Dr. Phillips and go to this part of Metrowest fairly often for massage, food and sometimes pet stuff and it feels very upscale. Most of the people I see shopping, dining etc also seem like normal professionals. Now if you go towards Kirkman Road or towards Winter Garden Road, that's when it becomes high crime.

Based on this information, I would go with the Metrowest location. However, I would do some research on the specific apartment complex to make sure crime within the development isn't bad.

looks like its between bob carr and orange county court house... below me is lake eola and above W Colonial Dr
