Just to give an update; we found out yesterday that we will definitely be moving down in the next couple months. My wife and I are looking forward to calling Orlando home, and now the fun really begins.

Does anyone have any recommendations on real estate agents or should we just pick someone with a lot of experience/good ratings?

My gf is a realtor and she works together with her partner, together they are the top producer in Orlando for that brokerage, but I don't give out specific names for privacy reasons because I have a million posts on city-data and want to remain anonymous lol. However, I'm happy to answer any questions.

Main thing is finding a realtor who is a go getter, deals can come apart by having a lazy realtor or one who only works 9-5 pm. I think it's fine to contact a few realtors and then making a decision on which one to work with soon after. You want them to be knowledgable and good following up... a good test can be asking for a CMA on a property... see which ones get back to you within 1 hour within 24 hours and anything more than 24 hours don't even consider. Another test is text them after hours like 8pm with a question and see which ones reply right away.

There are so many horrific/scammer realtors down here.
Do not use someone random you find online.
No one you know can recommend someone down here?
You've got to know someone.

I know it's much further out, but what is Winter Haven like? Is there a reason why home prices are much lower there compared to other areas?

Orlando to Winter Haven is 57 miles. That is not really Orlando. It will probably take you well over an hour during rush hour. To me that is more Lakeland.

Just to give another update; we are now under contract on a house! We had our offer accepted on a house in the College Park/Winter park area. Really appreciate all the feedback from everyone as it helped us out a lot.
