What do you want out of your neighborhood? There’s a ton of nice areas around downtown- Lake Eola Heights, Delaney Park, Thornton Park, Audubon Park, College Park..

I agree. Lake Mary/Heathrow very much has a Suffolk and Nassau county feel to it.

And there is nothing wrong with that. it's a beautiful town and Seminole is great, but I think i need something different.

First I need names of areas to research, so this is helpful. Then I can take a weekend drive and look around.

Check this out and IMO the best areas are North of the 408 and east of the (and west of semoran)

I'm in College Park and am quite happy here (north of Princeton, south of Par). There are $1300/mo houses to be found if you look. Keep in mind that some of the old timer owners only put out "For Rent" signs and don't bother with internet ads. A drive around the neighborhood should yield better results than Craigslist. I've also lived in Colonialtown and enjoyed that too.

As others have mentioned, Avalon Park is 15-20 lousy commuting miles away from downtown. College Park is 1-3 easy miles away.
