My kids have already graduated, they both graduated early so schools aren't an issue for us. I don't mind going high on the budget if the house is in the exact location we want (doctor phillips) but if we have to drive further to get to everything, I'm not paying top dollar for rent, for me it really does come down to location. We will rarely go to Disney, we love Universal so that's mainly where we were looking. Unfortunately the Universal side isn't as safe as the Disney side which leaves DP and not much comes up there.

We checked out one here today but the previous tenant was a smoker, I'd have to give it a major cleaning, just to breath in there. Waited all day on a call back from a realtor on another but she never called back. I was even at the house waiting for her for half an hour. Was suppose to call right back to set up a showing. These realtors are driving me insane. Contacted another this afternoon about a house they a sign out for lease, again no response. It shouldn't be this hard to rent a flipping house.

Dr. Phillips will definetly be on the high side - As another avenue - Check out InvitationHomes.com. They are are a large REIT firm that rents properties, I worked with them in Miami and they were great. Looks like they have one in the Dr. Phillips area if it works for you (Others are close by, but I didn't dive into specifics):

Winter garden and Windermere both have walkable downtown areas. Both have rental properties and are not too far from attractions and everything that Orlando has to offer.
