Hi there,

My 14-year old daughter, small dog, and myself are planning a move to Orlando.

I work (very) part-time as I've been going through a divorce and was the only person available to shuttle my daughter to and from school and activities, etc. We have no family where we currently live.

I was not sure what would happen in this divorce, but court is over. The judge offered to allow myself and my daughter to move anywhere in the US we choose, but if we move to the state where I have family, I will no longer receive Spousal Support. (That he offered that to us is highly unusual, and it shows just how bad the situation we were in was.)

Here is where we are:

I receive $1507.00 every other Friday - Spousal Support and Child Support. This income is net. It translates into around $4000/mth.

My ex husband is an engineering manager with 4 degrees, and he will not be losing his job. The payments I received are garnished.

I also write resumes and have a part-time online job that pays around $500/mth. I plan on looking for additional work when we get there.

I will also have around $100,000 in my bank account by the time we get there.

My credit is bad, due to the fact that I was not working and my ex was hiding money and refused to pay a dime to me until he was forced to do so by the court system.

I presently pay $1575.00 in rent. I pay on time every month and have a good rental history.

I am thinking about paying rent in advance, so that the landlord would know we would be good tenants and pay, even though I don't yet have a job in Orlando.

Would anyone rent to me under these circumstances? Would it help to pre-pay rent? Would a landlord possibly be willing to lower the amount of monthly rent if they were to receive 6 months in advance?

We are looking for a 3-4 bedroom house for when family visits, and at least 2 baths. We'd love to have access to a pool.

We'd like to rent in Orlando or 30 miles or so in any direction. Our family will be so excited to visit us and see Universal, Disney, Sea World, and anything else that is available to do there.

I may home school my daughter for a bit until we determine what needs to happen there. Good schools would be a plus.

Anyone have any thoughts? Appreciate constructive input.

If you're looking to stay in the $1600/mo. range then you should be able to find a 4/2 either with a pool or access to a community pool. In this price range you can find something in Dr. Phillips which is close to the parks and a very nice community, but your house will be older and outdated. You can also look into Hunters Creek which is a slightly more affordable option and still close to the parks.

If you don't mind a drive then Waterford Lakes is a good option as well. You'll get more house for your money out there. Lots of amenities close-by and good access to the highways.

It’s hard to find a 3/2 for $1600 in DP, much less a 4/2.

Wouldn't that be closer to $3,200/month? (1507 * 26 = $39,182/year. / 12 = $3,265/month). It may be difficult to get what you want with this income (Should ideally stay below 30% of your net income which puts you in the $900-1000 range)

If this is truly the case, then I'd highly suggest you skip renting, and also account for your true needs. Don't try to accommodate family that may/may not visit when they can go into a hotel for $1-2K when they are here, otherwise you're looking to double your expenses on a monthly/annual basis.

You can get yourself into a 3 bedroom house in the Clermont/Minneola area, or a condo near i-Drive/Dr Phillips for the 100-150K range. I'm not sure how your credit really looks, but that would be an FHA loan which isn't as stringent, and having 100K towards a potential down payment would work towards your favor.

The amount I get is "net" income. If you consider what a "gross" income would be, then take deductions out, the actual dollar amount it represents is higher.

I say that because most landlords want you to make 3x the rent payment, in gross income, not net. Unless I was given incorrect info.

And after considering x 26 and then dividing by 12, it is probably around $4333 or so per month. It doesn't make a ton of difference, but some. And that doesn't include by part-time income. So I'd probably be closed to $5000/mth gross.

Did you look at the pay difference? I’m not sure where you are currently but Orlando hourly is different from my area. Most jobs I see start off $13-16hour. Maybe it’s just the location but they start pay is low for cost of living in Orlando. (My opinion). Just keep that in mind as my net is a little over $1900 but doing math difference it will not be near that unless I really sell myself /do negotiating
