I got a position working near Universal off of International. It will be me, my wife, and my daughter who will be starting High School.
What we are looking for;
A good high school, my daughter is in mostly honors classes.
A safe neighborhood.
No further than 25 minutes from work.
We have a small beagle so pet friendly.
I would like to stay below $1300.

Well... good luck. That’s a low budget even for a 2-bedroom. I would look at MetroWest. It’s safe enough and at least she’d be zoned for a good high school. Or look at Conway, and the area zoned for Boone, or Winter Garden/Ocoee area that’s zoned for West Orange.

Dr Phillips is an upscale area next to Universal. However, you probably wont find anything in your budget. There might be some 2 bedroom apartments on Turkey Lake Road though.

Based on both of your replies;
What kind of budget am i looking at for what I'm looking for?
How far from the universal area would i need to be to get into the $1300 price range?

These are slightly above your budget but are in a very good part of Dr. Phillips.

How many bedrooms do you need? Are you okay with an apartment/condo or do you need a single family home? Rents in Orlando are pretty crazy right now.

I'm not familiar with the white town homes, but the Sugar Bend units I made a few offers on properties for sale there. One of them had tenants coming home at the time I was leaving. They said they love living here. It seems very peaceful and nice community facilities given the price. The only downside is most of them are outdated, but it makes sense given the asking price and rent. I think a lot of those units are renters, I don't know the exact percentage, but given the amount of units and the price range, it's fairly normal for most tenants to live there a year from my experience.

I am making my way down to my monthly Orlando trip. I have been eyeing Dr Phillips (and Winter Garden&Windermere) for a future home purchase in about a year. Pricing about 400-450k. Any areas you recommend in Dr Phillips that you recommend and perhaps not recommend. My big thing is crime. Don’t want my home broken into when gone at work or when traveling for work.
