Default calabay parc/solana question

Looking for help with my search for a short term rental property near Disney? Subdivision I looked into so far are calabay parc and solana. Can someone provide some inslight into what type of expense I'll face (HOA, electricity etc.).

Relative owns a house in Calbabay parc and heard that Electricity bill is crazy like $400/month as the air condition runs 24x7 to maintain the house (even when it is not rented). Is that true & or just bad property management company.

As for solana, the prices seem to be relatively low .... read somewhere on the forum that their HOA fee is out of control? What is a reasonable HOA fee?

Are there better bets in other area/subdivision - i don't expect that rents will cover all my expense ... but wanted to get any feedback as to what are the most profitable area in terms of rental.

Any feedback will be greatly appreciated.

This is an interesting line of questions. I too would be curious on the responses from this community to it. Please give your input on these communities as well as costs like HOA fees and other costs.

Calabay Parc community homeowners association dues are about $400 per quarter.
This includes lawn maintenence, trash removal and I believe basic cable tv.
There are no community amenities.

Solana is a resort gated community. Thier home owners association dues right now are $289 a month. This includes lawn maintenence, irrigation system, use all of the amenities. Clubhouse, computer room, fitness center, games room, community pool, hot tub, putting green, volleyball court, playground, picnic area and gated entry. They also have scheduled activities.

Each community has thier own homeowners association, fees and what they cover.
So, it depends on what you would like in your community.

I wouldn't rule out Hampton Lakes. It is a open community with some amenities on site.
The homeowners association dues are $150 a month. This includes lawn maintenence, pest control, irrigation(depending on the street), community pool, tennis/basketball courts, volleyball court and 2 playgrounds.

As far as the electric, it depends on your home.
When it is not in use, I wouldn't set it below 80*F.
