10%down is on a distinguished road

Hi. I got pre-approved for a mortgage with 10% down. However, the pre-approval letter says that I might be required to pay a higher down payment if prices are falling in the area. I'm wondering if anyone has recently been able to buy in Orlando with 10% down. Thanks in advance for your comments.
