I personally live in the Oviedo area and feel very safe living here.

I live there, it's a great place! I think a 3/2 starts in the $1200's
To get to downtown takes like 20minutes with moderate traffic.

So, how bad is the Azalea Park area - really? It looks like there's actually more property crime there than Parramore - based on a Sentinel search. We're not looking at living in the area, but we are looking at a school right off Semoran and 408. The school looks interesting, but the area seems to be pretty bad. So, I'm looking for input from people who know the area. Thanks!

Azalea Park is also a bad area and the home prices generally reflect that. I have friends who live in a home between Conway and Semoran, closer to Semoran in an area that is technically not Azalea Park but is adjacent. They say the area is pretty safe because there are a lot of elderly people in the neighborhood who are home all day to watch for any suspicious activity, but that for the most part it is not a good area. When you drive through the areas you can kind of tell by how unkept the lawns are and there is a lot of crime on the stretch of Semoran between Colonial and Curry Ford especially. If you are referring to Keiser University, I would not recommend that either. It is very poorly run and more expensive than necessary. You are better off going somewhere else.

I'd like to give you a little hint when it comes to getting advise from these boards.....if you find the poster tells you an entire town is bad or an entire section is bad, I would take much stock in what they post. That info isn't reliable and only more confusing to you.
Example: I know for a fact that all of Pine Hills isn't a bad place, but am honest enough to admit that if you only listen to the news and look at the stats it sure looks like it is.

Now that being said...I agree with Whilsire on this one, Azalea Park while not as bad as Parramore, isn't that great. Now if you want to move over a bit west to Conway, that's a better area.

Or further east I do not mind the Rio Pinar area though it is older. Generally the east side is nice between 1-4 and 436, then not as nice between 436 and Goldenrod, in some places further like Econlockhatchee or Dean, then it gets nicer and nicer as you get out to Oviedo or Avalon. There are also excetions south of Hoffner in Vista Lakes and Lake Nona. I have seen some kept up homes in Azalea Park probably from new home owners building equity, but it seems for the most part people do not maintain their homes as much in the area.

I like the Dover Shores area, but find there is a sharp contrast in the neighborhoods as you cross Gaston Foster for the most part. Conway kind of ends further south at a boundary somewhat defined by Dixie Belle Drive.

I live in Dr Philips and we had 3-4 house burglaries this year in our 239 home non gated development. I walk my small dog at night without fear but still keep vigilante of my surroundings as in any neighborhood. What may feel safe to one person may not apply to the next. I grew up in NYC so I look at things somewhat differently than others I suppose. I've been in Orlando since 1989.

I think any bigger city is going to have problems with crime and traffic. You just have to be there for a reason worth going through some of the junk that come along with it. I live in a higher crime area. I don't feel particularly unsafe....but I sure find it unsettling when there has to be a security officer employed at the grocery store. With poverty comes crime and Orlando apparently has more than it's share of poverty. I don't know if this is due to the economy or what.

If I had to do it all over again, I sure would have scoped out the city better BEFORE renting a place.
