How long would it take to go from Oviedo to Maitland?
Mapquest says ~25 minutes, I need to know how realistic that would be.

I am also considering Lake Mary, any opinions there?

Depending on how deep in Oviedo you are and how far into Maitland you are going and traffic, it can be anywhere from 30-45 minutes.

Lake Mary is less than 15-20 minutes away from Maitland via I-4. However, if I-4 is busy than that it can be anyone's guess how long it would take you.

I am looking at an apartment in Alafaya, is that deep inside Oviedo?
Should I expect 40 mins drive to Maitland?

If schools are your priority, I would lean towards Seminole County. The county's school system has received straight A's since Florida strarted Keeping track of FCAT results. This is why my wife & I moved to Seminole County 11 years ago. It is also why I teach and coach basketball for Seminole County Public Schools. Lake Mary finished 4th in Money Magazine's Best Places to Live. Winter Springs finished 31st.
