^ College Park is a good idea too. I'm personally not the biggest fan of Edgewater Drive compared to other areas, but I definitely see the appeal. I drive by the Princeton a lot and it looks really nice.

Then you don't know Maitland. There are bike paths and trails that take you from Horatio to the Via's in the heart of WP (highest priced real estate in WP), it's actually quite a gorgeous walk with safe crossing over Horatio or if you live on the WP side of Howell Branch (Kings Row area) you get to walk over a beautiful footpath on Lake Maitland. There are no highways to cross.

Baldwin is more transient community, lots of apartments, lots of renters. It's not awful but I prefer the shopping and dining in Winter Park over Baldwin.

I know Maitland very well.
You mentioned City Center, and I was referring to that.
OP is going to be a transient, so I doubt that having renters next door as neighbors is going to be an issue. They will have renters next door regardless of where they go if looking at apartments.

In no way is Maitland walkable by any measure, by the way. They specifically said they want a walkable area. That leaves one with a few options: downtown and surroundings (Eola, Thornton, Delaney, Mills/50, Ivanhoe) College Park, Baldwin Park and Winter Park. Maitland is not a walk-friendly place at all.

And yes, shopping and dining in Winter Park is better than in Baldwin. No argument there
