That area and Winter Park (a little Coral Gables like) are the only areas I would live in Orange County. The rest of it IMO is lackluster.
Coral Springs is actually right where I grew up, and the first time I drove through Dr. Phillips I felt eerie, there is just something about that area that reminds me of CS so much? I also think it's the prevalence of tile roofs we don't usually have here in CFL that are almost standard down there.

As far as those looking for rentals in and around Dr. Phillips there are some condo's right behind and to the west of the Phoencia Shopping center. There are several Condo's also being finished up Dr. Phillips Blvd. I'm sure some of the new owners are renting them out...probably not cheap though. Zip Code 32836 if memory serves.

Realtors websites dont generally show rental properties in my experience. I know mine doesnt. But most realtors will source them for you if you are happy to retain our services. For example i provide this service and it is free to renters

.
I agree, it's like "hey, haven't I been there before"? I acutally saw Dr. Phillips before Coral Springs so when I got down HERE I saw the resemblance. It's interesting how they are both noted and slightly overrated for their school systems too.

I have to admit I totally disagree with what some identify as upscale. Here is the list.
1) Isleworth
2) Parts of Windermere - Chain-du-lac, down point lane and a few others
3) Bella Collina
4) Alaqua
5) Winter Park - a select few areas -Interlachen, Alabama, and a few other streets
6) Lake Nona

There is no way places like Avalon, or Oviedo would even make a long list. While there are nice areas there they are not the exclusive areas of town. I would not even place Celebration in the list.
If you want a level below the top 6 then you would add places like Kensington in Windermere, or parts of Heathrow, I would place Bay Hill in there along with other parts of Windermere. I guess it really comes down to what someone values and wants. Guess I will be seenas an elitist now...lol oh well

I know what you mean about the east side and how it is really not THAT nice like people say, but most of these areas you list are unaffordable to most. This is a relocation forum so I think people try to throw out ideas of places that are safe and nice but can also be affordable. It always helps if one lists their price and whatnot to narrow it down. I think there are some really nice houses by Lake Davis, Lake Adair, and parts of Belle Isle too if I could add to your list.

Look in Baldwin Park. In the Central areas of town, there are more homes for rental than actual complexes. There are some around downtown, east of downtown in Thornton Park (mostly condos though) or in the Lake Underhill and SoDo areas.

What info?

Winter garden will never make the list of upscale areas. There are some decent places to live, but upscale, no You like it because it's where you live. I live in East Orlando however it doesn't meet the qualities of all my clients.

I'm not even one to say all of Windermere is "upscale" . it is a nice safe clean area, but the upscale will be in Isleworth, Sunset Hills, On Lakes Butler and Down, and Keene's Point.

Downtown Does have some very nice places nearby but it is for those that like the more urban settings.

While Baldwin Park has some $2Million homes it isn't as upscale as Winter Park ( near Park Ave) or Isleworth. It is very nice though.

For me the best place in our area is living on one of the Winter Park lakes, lakes Down and Butler are a close second. Alaqua and Heathrow are very nice and upscale as well just too remote for my likes. Nona is nice if you like the country club feel like Isleworth.

the other side of the tracks-
The most expensive home on the market - David Seigels(time share king) _ Versailles - on Lake Butler at $100M. a palatial 66,000 ft home
The next is a hall of famers home in Orlando at 10.9M(14,000 ft) followed by the King of gift stores home at 10.8 (22,000 ft) also in Orlando.

The most expensive home that sold in town was a $10,M place in Isleworth which was purchased by a sports celebrity (basketball)

Horace Grants home is the highest selling home in Winter Park.7M

Presently, the highest priced home in Winter Park on the market is 6.6M
